The BC Workshop (Mar 5) will begin an hour earlier&amp;nbsp;than usual at 6 pm, and all Members must&amp;nbsp;&lt;a href="https://events.r20.constantcontact.com/register/eventReg?oeidk=a07e721cn2na1a31921&amp;amp;oseq=&amp;amp;c=&amp;amp;ch="&gt;pre-register here&lt;/a&gt;&amp;nbsp;at least 2 days prior to the Workshop.         Connect and Twitter Login! We have been working to make the user experience as
        easy and functional as possible and what would be easier for people to connect
        with us than integrating the two largest social networks on the planet into our

&lt;p&gt;I remember when I turned 20 years of age; it was an exciting time, a time when life began to get serious, a time in my life when focus, direction and seriousness started to play a much bigger role.&lt;br /&gt;

And now here I am again with another 20th birthday celebration. &lt;br /&gt;
&lt;br /&gt;
Yet this time it is the &lt;strong&gt;Real Estate Investment Network community &lt;span class="style1"&gt;turning 20&lt;/span&gt; years of age&lt;/strong&gt;. As I sit and reflect on the exciting journey REIN&amp;trade; has taken over the last 20 years it is hard not to smile about the road we&amp;#39;ve travelled. However, when I look forward, it is impossible not to be even more excited about what the next 20 years holds for the REIN&amp;trade; community... and I can say unequivocally it is even more than the last two decades produced.&lt;br /&gt;
&lt;br /&gt;
REIN&amp;trade; started out of a small living room in Vancouver looking to become a national leader in &lt;strong&gt;real estate education&lt;/strong&gt;, market &lt;strong&gt;analysis&lt;/strong&gt; and real estate &lt;strong&gt;research&lt;/strong&gt; &amp;ndash; and boy have we seen it all over the last two decades. Market booms, busts, surprises and chaos, yet through it all our focus has remained the same: to be Canadians&amp;rsquo; leading source for real estate education, analysis and research during certain and uncertain times.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span class="style2"&gt;Incremental Change Results in Major Breakthroughs &lt;br /&gt;
&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;
During this last 20 years &amp;lsquo;continual improvement and incremental change in the support we provide Members&amp;rsquo; has been our mantra. We have never been ones to sit back on past laurels or awards - that&amp;#39;s just not how we are wired. The results of these steady monthly improvements we implemented created major breakthroughs and consistent benefits and growth. Just a few that quickly come to mind are:&lt;br /&gt;
&lt;br /&gt;
&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;&lt;strong&gt;Leader in Research:&lt;/strong&gt; The quality and delivery of our research has adapted as new technologies have arisen (yes, we began before the internet: we used to deliver REIN&amp;trade; workshop audios on cassette tape and literally cut and pasted &amp;ldquo;News Articles&amp;rdquo;!)&lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Leader in Partnerships: &lt;/strong&gt;We brought on major partners (RONA, Hub &amp;amp; Park Insurance, Health Insurance etc) giving members exclusive discounts to help their bottom line (btw, stay tuned for many and MUCH more!) &lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Leader across Canada: &lt;/strong&gt;We added new cities to the REIN&amp;trade; community. Starting in Vancouver, we expanded our research focus across the country and started monthly workshops in Calgary, Edmonton and Toronto.&lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Leader in Providing Analysis: &lt;/strong&gt;Before our focus on research, no one in the country was speaking about the correlation between economic fundamentals and real estate values. And no one was discussing the importance of transportation improvements on values and how investors can use this important information for long term success. A focus on underlying economic fundamentals (rather than just real estate market conditions) has now become second nature for Members to use when analyzing properties.&lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Leader in Charitable Initiative:&lt;/strong&gt; The Community adopted Habitat for Humanity as the REIN&amp;trade; Charity of choice due to the perfect fit. We set a goal of raising $20,000 for this worthy cause. Well, the REIN&amp;trade; community has made that number laughable as, together, we have now raised over $880,000, with a new goal of $1,000,000+.&lt;/li&gt;
    &lt;li&gt;&amp;nbsp;&lt;strong&gt;Expanded Support:&lt;/strong&gt; We have expanded our team over the years with the addition of new research staff and management. To think only 12 years ago there were 4 staff doing it all and that core is still here. &lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Remain Consistent and Fee-Hike-Free: &lt;/strong&gt;REIN&amp;trade; Membership dues have remained the same for 20 years despite the dramatic increase in costs to benefits, support and infrastructure that has been built to ensure Members have all the tools they need to succeed when they are ready to take action.&lt;/li&gt;
    &lt;li&gt;&lt;strong&gt;Leader of Longevity:&lt;/strong&gt; The community proudly has Members that have been involved since the beginning (many have been with us for more than 15 years), most of whom are now financially free.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;&lt;span class="style2"&gt;&lt;br /&gt;
&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span class="style2"&gt;So What Do The Next 20 Years Hold?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;
&lt;br /&gt;
Twenty years ago there would have been no way to foresee the amazing breakthroughs, successes and positive changes that REIN&amp;trade; Members have made to date. When you think about how many members have literally changed their lives and those of their families it can be quite an overwhelming positive feeling.&lt;br /&gt;
&lt;br /&gt;
REIN&amp;trade; itself has also created many corporate breakthroughs, successes and positive changes right alongside our Members, most of which couldn&amp;rsquo;t have been foreseen. In fact, it is barely recognizable today from its initial beginnings it has improved that much.&lt;br /&gt;
&lt;br /&gt;
The catalyst for all of our Members&amp;rsquo; and the company&amp;rsquo;s success boils down to practicing what I have been teaching the REIN&amp;trade; community for 20 years; and in that regard I have surrounded myself with a team of amazing individuals who have a continual focus on improvement and breakthroughs... and going forward into the next 20 years we will continue to support the REIN&amp;trade; community with even more depth, strength and focus.&lt;br /&gt;
&lt;br /&gt;
It is why I am so excited about what we have planned, and the opportunities and benefits that will show up for Members during the next 20 years. &lt;br /&gt;
&lt;br /&gt;
During the last 2 decades the economy had many major peaks and valleys and still Members created amazing results. Over the next 20 years we will witness the economic roller-coaster ride as it always has been, and like the last 20 years we will continue to support REIN&amp;trade; members in creating long term sustainable wealth and success in achieving their&lt;em&gt; Belizes &lt;/em&gt;in good, poor or flat markets. We&amp;#39;ve learned that money is made in all market conditions - goals remain the same while tactics change as market conditions shift. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;span class="style2"&gt;The Next Phase of Member Success Began on June 1, 2012&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;

You know me, I am very deliberate; I plan, I strategize, I commit... then do everything I can to have a positive impact. So, knowing that the 20th anniversary of REIN&amp;trade; was coming I spent the last year listening to what Members were asking for. I identified opportunities that had never been tapped for Members and I considered what would be needed to build even an bigger, stronger and deeper support team for all of us involved in the REIN&amp;trade; community. &lt;br /&gt;
&lt;br /&gt;
The result of this one-year journey led us directly to the day I committed more to Members than I had ever done before. That is why, as of June 1, 2012, the REIN&amp;trade; Support Team has dramatically expanded and the benefits you&amp;rsquo;ll be receiving will expand right alongside this growth. As a REIN&amp;trade; member you will really appreciate and be able to take advantage of the benefits these changes will provide you for many years to come. If you are not yet a Member, let me say that with these upgrades, your timing for &lt;a href="http://reincanadamembership.com"&gt;becoming a Member of the REIN&amp;trade; Community&lt;/a&gt; couldn&amp;#39;t be better. &lt;br /&gt;

Here is a quick overview of phase 1 of the new changes to the team and initiatives I have committed to:&lt;/p&gt;

Patrick has now stepped into the role of &lt;strong&gt;President/Managing Partner of REIN&amp;trade;&lt;/strong&gt;. In this role Patrick will continue to lead the REIN&amp;trade; Team in implementing our new and upcoming initiatives and supporting the success of our members. In the course of the past 5 years many of Patrick&amp;rsquo;s initiatives have been instrumental in supporting the success of REIN&amp;trade; and our members. Patrick&amp;rsquo;s experience as a business owner, real estate investor, combined with his dedication to each of our member&amp;rsquo;s success will ensure the vision for REIN&amp;trade; and its Members comes to fruition. &lt;br /&gt;
&lt;br /&gt;
&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Richard Dolan:&lt;/strong&gt; though many of you have either met him or heard him speak, I am excited and proud to officially announce this significant addition to the REIN&amp;trade; Team as &lt;strong&gt;Managing Partner&lt;/strong&gt;. Richard is an international author, speaker, investor and analyst. In addition to being a successful real estate investor, he brings 20 years of wealth growth and management success to the team. He has co-designed two certificate programs at the Schulich School of Executive Development, authored 11 books and has toured with some of the world&amp;#39;s leading thought provokers, thinkers and leaders. He will also continue to be the &lt;strong&gt;Chief Architect and Facilitator of the REIN&amp;trade; Mastery program&lt;/strong&gt;. Richard will be responsible for the development of additional institutional benefits for Members and continuing the expansion of REIN&amp;trade; internationally. Richard&amp;rsquo;s role will also be to continue to expand the core philosophy of REIN&amp;trade; for real estate investor &lt;strong&gt;Education, Analysis and Research&lt;/strong&gt;. Richard will continue to fold &lt;strong&gt;Performance and Leadership&lt;/strong&gt; inside the context of REIN&amp;trade; Mastery. &lt;span class="style1"&gt;&lt;strong&gt;Stay tuned for P.E.A.R.L.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;David Franklin&lt;/strong&gt; joins the team and brings with him 40 years of real estate, securities, as well as international and tax law expertise. With his depth of knowledge and experience he will quickly become a powerful addition to the REIN&amp;trade; Team for Members at all levels.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br /&gt;
&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Daniela Iamundo&lt;/strong&gt; joins the REIN&amp;trade; Team in the new Toronto office to oversee the REIN&amp;trade; international research division, working with vendors, researchers, writers and analysts from across the globe, expanding the REIN&amp;trade; team&amp;#39;s reach around the world. Daniela is a graduate of Ryerson University with a degree in Marketing and Business. &lt;/p&gt;
&lt;p&gt;&lt;strong&gt;&lt;br /&gt;
&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;John Lombardi&lt;/strong&gt; will serve as REIN&amp;trade;&amp;#39;s Associate Director of Research. As a graduate of York University and attendee of the Schulich School of Business, John adds an amazing amount of depth to the REIN&amp;trade; Research Team, making sure that we continue to bring leading edge analysis and systems to the Members. &lt;/p&gt;

A total of &lt;strong&gt;6 additional team members &lt;/strong&gt;have joined our team to manage graphic design, web management, IT and affiliate management.&lt;/p&gt;

To serve our eastern Members better, on July 1, 2012, we will officially open a second office location, this time in Vaughan, Ontario. With the new office opening and the additional team Members (&lt;strong&gt;bringing your support team up to 27 people&lt;/strong&gt;) we will be able to provide you expertise, leadership and support over the next 20 years. And to think, in 2002 the team size was 4. And, it gives me a place to hang my hat and have meetings on my frequent trips out east in support of the Members and speaking at the events.&lt;/p&gt;
&lt;p&gt;The late 2012 launch of &lt;strong&gt;REIN&amp;trade; Radio&lt;/strong&gt; and &lt;strong&gt;REIN&amp;trade; TV&lt;/strong&gt; will provide you even more frequent updates and analysis of market conditions, research, analysis, commentary, interviews and much more. There will be 2 levels: &lt;br /&gt;

We are committed to consistently upgrading and improving the myREINspace experience and with that we have made some changes to our design and reached out to some of our most frequent forum users to help us test these changes, provide constructive feedback and allow us to tweak the design and function to give you a fantastic final product. &lt;br /&gt;

When we asked our users to let us know what features they liked, what could be improved and what they might like to see added to the forum, we received some great constructive feedback.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;

    &lt;li&gt;People wanted to see more lines of text on each page so that they could see more posts in the forum index &amp;ndash; we have decreased wasted space and tightened up each line of text to fit more on each page. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Home page navigation is a bit clumsy on the current version &amp;ndash; we have redesigned the home page to give 6 navigation boxes to easily direct you to the most used sections of the forum. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Speed of the website was in issue during our initial transition in December 2010 &amp;ndash; we have since rectified that entirely and are constantly on the lookout for performance issues and committed to fixing them as fast as possible. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;Navigation buttons were a bit convoluted and redundant in some areas of the site &amp;ndash; we have redesigned all our buttons and streamlined their location and placement throughout the site. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;ul&gt;
    &lt;li&gt;We&amp;rsquo;ve made the site more social! Twitter, Facebook and Google+ &amp;lsquo;share&amp;rsquo; buttons can be found on every post on the site. Send out the most popular topics to your network and join the conversation. &lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;So thanks to all the great feedback and cooperation from our members and myREINspace users, we are ready to launch our new design and give you the newest myREINspace experience. On &lt;strong&gt;Friday April 13th at 10:00pm Pacific until Saturday April 14th at 6:00am Pacific&lt;/strong&gt;, we will be transitioning the new design changes to the site. All posts will be available for viewing during this time, however, you may experience some minor service interruptions when viewing the site. &lt;br /&gt;

As you may have noticed, we made some significant changes to the design and function of myREINspace last week and while we have been very excited about the change, we want to ensure that you, our users, are happy. We have encountered some issues with viewing the website properly on multiple web browsers as well as some other functionality glitches. We have decided that for the time being, we&amp;nbsp;will revert back to the previous version of the forum so that we can further develop and test the updated versions of the site. This will be taking place &lt;strong&gt;tonight, January 2nd&amp;nbsp;from 10:00pm until 2:00am Pacific time&lt;/strong&gt;. You may experience some abnormal function of the site during this maintenance period, but all forums and archives will be available for you to access.&lt;br /&gt;

What we will witness if the news continues down the bad path for a while is slower growth in population and jobs than we would see if the economies are growing at full speed (obvious, I know, but that&amp;rsquo;s reality). What this tells me is that I truly need to focus on positive cash flow assets, I need to manage them better than the majority and that I need to pick a region that has the biggest chance to take off when other regions lag. Calgary and Edmonton, due to their location vis-a-vis the 4Fs, give them that advantage.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;The Vancouver market really is a misnomer. There isn&amp;rsquo;t a true &amp;ldquo;Vancouver market&amp;rdquo;; you have the multi-million dollar markets (which is one market that has seen 30+% increase in activity), you have the Eastern side of the city (more affordable and more investor/renter friendly &amp;ndash; but still expensive) and you have the condo market.&amp;nbsp; If someone is so intent on investing in &amp;lsquo;Vancouver&amp;rsquo; I am suggesting that &amp;lsquo;average&amp;rsquo; prices are completely ignored as they provide you no detail on your specific target market.&amp;nbsp; Focus on the activity in the type of asset and region you are going to be investing in.&lt;/span&gt;&lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;I suggest starting with &lt;a href="http://www.rebgv.org/housing-price-index"&gt;this analysis tool&lt;/a&gt;&amp;nbsp;to target what area you are looking at and to get specific. Then take a look at rental values in that region to see if there is even cash flow possibility. You will find in almost all areas (except some small pockets of multi-family) that cash flow is very difficult.&amp;nbsp; That is why most investors are focusing on expanding out to the growth suburbs where cash-flow is available and population growth is occurring (Surrey, Maple Ridge etc). The &amp;lsquo;Average Price&amp;rsquo;, although a poor indicator, cannot be used as an indicator (and cannot continue to grow at this pace).&lt;/span&gt;&lt;br /&gt;

Many people bought pre-builds or bought properties they were going to renovate and flip on the advice of someone or some TV show. So know that you are not alone.&amp;nbsp; There are some big questions you need to consider:&lt;/span&gt;&lt;br /&gt;

    &lt;li&gt;&lt;span style="font-family:verdana;"&gt;Is it located in a city that has growth potential? If so, that gives you an option of hanging on and doing what you can to make it cash flow (or at least carry itself). Usually the smaller center Economic Development offices have either done a survey or have contacted Statistics Canada for an update on the number (as it is an important number for them as well).&amp;nbsp; If they haven&amp;rsquo;t you have two options: contact the province of Ontario finance department or search the not so easily used Statistic Canada website to see if the number has been released from the last census.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;Fantastic analysis question that leads to so much commentary. First off, make sure that your numbers are correct (and not just an oft-repeated meme). Secondly, I often hear that the new migration to GTA will keep supporting the condo market, which is &amp;ldquo;bunk&amp;rdquo; if those analysts would take 30 seconds to think that through. New migrants to a region (either from other cities or other countries) aren&amp;rsquo;t made up of a majority of wealthy or above average income (which it takes to buy new condos). So yes population growth may be strong (and it is) but of what make-up? Once that is determined, then we know what types of properties will be in higher demand.&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;&amp;nbsp; &lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;Reality is , with any investment, if there are too many and not enough demand, then prices lag. Please remember to IGNORE average selling price as a determinant as to health of real estate market, it is too general. It is important to know what type of demand there is and will be for your target neighbourhood and target property type.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;No question: Houston and Dallas, followed by Washington DC area (Virginia etc). &lt;span style="font-family:verdana;"&gt;I think that you will find that the word &amp;lsquo;bubble&amp;rdquo; has begun to be used out of context.&amp;nbsp; When someone asks me about a &amp;lsquo;bubble&amp;rsquo; I ask them to describe to me what they think a bubble is. Most don&amp;rsquo;t really know they are just repeating a bunch of words they read. Now, because you are a journalist, I know that you are using this term to ask: Are we over-priced and can we expect a correction?&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;&amp;nbsp;&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;Truth is #1 Interest rates are used not to prop up the housing market specifically, but more to stimulate economic activity across the economic scale. These low rates do lead to markets over-performing (especially over-priced markets who&amp;rsquo;s growth in values has surpassed their underlying economic fundamentals &amp;ndash; let&amp;rsquo;s use Toronto and Vancouver as examples of this). They have over-performed in value increase for sure (especially if you generalize and use average price as an indicator). That doesn&amp;rsquo;t mean that a collapse is imminent &amp;ndash; however, the markets work like a pendulum - over-shoot, under-shoot&amp;hellip; it is never &amp;lsquo;Just Right.&amp;rsquo;&amp;nbsp; Over the coming couple of years (all things being equal in the world &amp;ndash; no major wars or deep economic collapse) you will still see the pendulum work hard at getting back towards &amp;lsquo;Just Right&amp;rsquo;, meaning the markets that have underperformed their economics (i.e Calgary, Edmonton) will move upwards, while those that over-performed will move downward closer to norm (or slow right down to await the economic fundamentals catching up)&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;&lt;strong&gt;Alex- Calgary &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;For each investor it is different.&amp;nbsp; There isn&amp;rsquo;t a set minimum.&amp;nbsp; However if you use the strategies of &amp;ldquo;Pre Purchase Budgeting&amp;rdquo; that I speak of &lt;a href="http://www.realestateinvestingincanada.com/product/tabid/59/p-144-positive-cash-flow-property-analyzer.aspx"&gt;in this audio&lt;/a&gt;:&amp;nbsp; you will have built-in budget contingencies.&amp;nbsp; &lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;For me, if I have used this budgeting technique (and I do every time) and I have bought in a city and neighbourhood that has good solid growth potential, I will buy a single family property that shows $100+ positive after budget.&amp;nbsp; Others do more, and others do less.&amp;nbsp; It also depends on the buying strategy.&amp;nbsp; One thing you can do is find out what type of &amp;lsquo;Yield&amp;rsquo; you want on your money and work backwards from there. (In Calgary, look at the multi-family/duplexes and legally suited homes along the west LRT, or in the North East. &lt;a href="http://myreinspace.com/downloads/research_reports/m/research_reports/98519.aspx"&gt;Here&amp;rsquo;s a report you may want to read&lt;/a&gt;&amp;nbsp; &lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;Hi Dan, if you don&amp;rsquo;t mind I must differ from your opinion. It is not far-fetched at all &amp;ndash; but you are right -&amp;nbsp; you have to work hard to find them (they do exist). They aren&amp;rsquo;t running around yelling &amp;lsquo;Pick Me, Pick Me&amp;rsquo;, especially in the Lower Mainland.&amp;nbsp; (Check out Key neighbourhoods in Surrey &amp;ndash; Clayton Heights as one example). &lt;/span&gt;&lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;All of those criteria are important to me because as soon as I make one less important, that adds to my risk. They are there to force me not to make a poor decision and it is rare to find a veteran investor who has not &amp;lsquo;justified&amp;rsquo; a property purchase (ignoring a key component) and not regretted it. That is why, often people don&amp;rsquo;t end up buying where they live &amp;ndash; they choose a completely different province where the criteria do line up.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;If I knew that the region was bringing in jobs and attracting new population, I guess you could say the one on your list that I would discount would be low vacancy rates as I know that won&amp;rsquo;t last long and I would just be much better at marketing my rental suites than others already in the area. Just like any business you have to find a way to stand out from the crowd. Some of the best restaurants I&amp;rsquo;ve gone to have closed, not because of the food, but because they were terrible marketers.&lt;/span&gt;&lt;br /&gt;

&lt;span style="font-family:verdana;"&gt;Timing of real estate markets (trying to buy at bottom and sell at top) can lead to so many mistakes. I often hear &amp;lsquo;I&amp;rsquo;ll wait until the collapse before I get into the market&amp;rsquo; (and when the downturn comes, they still sit on the sidelines because they&amp;rsquo;ll wait till it gets even lower). On the other side, trying to sell at the top often (not always) leads to missing the momentum as market demand peaks and suddenly a ton of properties come on the market due to a headline or two and demand falls off (I&amp;rsquo;ve seen this happen many times over last 20 years).&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;&lt;/span&gt;&lt;br /&gt;
&lt;span style="font-family:verdana;"&gt;I would analyze the following:&lt;/span&gt;&lt;br /&gt;

    &lt;li&gt;&lt;span style="font-family:verdana;"&gt;Am I happy with the $$$ I would net out if I sold it now?&lt;/span&gt; &lt;/li&gt;
    &lt;li&gt;&lt;span style="font-family:verdana;"&gt;Am I willing to risk that number getting smaller if I hung on for more?&lt;/span&gt; &lt;/li&gt;
    &lt;li&gt;&lt;span style="font-family:verdana;"&gt;Is that $$$ from #1 above going to be best used somewhere else or is it better to be tied up in this property?&lt;/span&gt; &lt;/li&gt;
    &lt;li&gt;&lt;span style="font-family:verdana;"&gt;What is my yield on that $$$ and if it is deployed/consolidated elsewhere will my yield go up or go down?&lt;/span&gt; &lt;/li&gt;

Is it any wonder why so many Real Estate investors sit on the proverbial fence?&lt;br /&gt;

In other words, they &lt;em&gt;are interested&lt;/em&gt; in Real Estate and start out with the best intentions, but there is a &lt;strong&gt;critical difference&lt;/strong&gt; between being interested and being committed.&lt;br /&gt;

If you really think about it, EVERYONE is interested in Real Estate investing and EVERYONE &lt;em&gt;wants &lt;/em&gt;to be wealthy, but most are not willing to do &lt;strong&gt;whatever it takes to become successful&lt;/strong&gt;.&amp;nbsp; &lt;br /&gt;

I&amp;rsquo;m telling you, most people are very good at finding excuses NOT to do something quickly blaming the market, the economy, the time of day and so on.&amp;nbsp; It&amp;rsquo;s true some of those are challenges, but the real reason they don&amp;rsquo;t move forward is &lt;em&gt;lack of commitment&lt;/em&gt;. &lt;br /&gt;

Some try and &amp;lsquo;spice it up&amp;rsquo; moving on to different investment strategies &amp;hellip; but still they&amp;rsquo;re tired, they&amp;rsquo;re frustrated &amp;hellip; and they feel they have hit a brick wall &amp;ndash; that &amp;lsquo;wall&amp;rsquo; is commitment.&amp;nbsp; &lt;br /&gt;

It hasn&amp;rsquo;t occurred to them yet that as long as they keep thinking the way they always have, things will not improve and it will not get any easier.&amp;nbsp;&amp;nbsp; &lt;em&gt;It is most critical for you to understand&lt;/em&gt;... if you don&amp;rsquo;t change yourself, &lt;em&gt;the way you think&lt;/em&gt; &amp;hellip; you will constantly be chasing wealth, freedom, success, more time and so on. &lt;br /&gt;

I don&amp;rsquo;t know a single Real Estate investor who isn&amp;rsquo;t facing some sort of &amp;lsquo;fear&amp;rsquo; about something, but I can also tell you only the very few who are positive, optimistic thinkers &amp;ndash; who are grateful for what they ALREADY have &amp;hellip;&amp;nbsp; reach success.&amp;nbsp;&amp;nbsp; They have figured out that in order to succeed, they needed to change from their default mindset. &lt;br /&gt;

It&amp;rsquo;s the reason most people do not commit to the goals they set.&amp;nbsp; &lt;br /&gt;

So what&amp;rsquo;s the answer?&amp;nbsp; &lt;br /&gt;

It is for you to change your mindset by inputting &lt;em&gt;new, positive information&lt;/em&gt; in your brain thereby reprogramming it for success.&amp;nbsp; I know how &amp;ldquo;airy-fairy&amp;rdquo; that sounds, but I&amp;rsquo;m telling you what you &amp;lsquo;think about&amp;rsquo;&lt;em&gt; is what you receive&lt;/em&gt;.&amp;nbsp; And by the way, it works both ways &amp;hellip; positive and negative. &amp;nbsp;&lt;br /&gt;

For as far back as I remember, I have always been committed to achieving what I wanted, and unlike most people, doing whatever it took &amp;hellip; working weekends, holidays and ignoring vacations for example.&amp;nbsp; I &lt;strong&gt;wanted &lt;/strong&gt;success so much, I became a true workaholic and like most entrepreneurs, I was also stressed, anxious, overworked &amp;amp; &lt;em&gt;still financially strapped&lt;/em&gt;.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
Believe me, I made more than my fair share of mistakes &amp;hellip; I have been close to financial ruins and during the constant pursuit of &amp;ldquo;success&amp;rdquo; (money at that time), it affected my health and I lost precious time with my son and wife &amp;ndash; it was not a great place to be for the &amp;lsquo;limited success&amp;rsquo; I actually achieved.&lt;br /&gt;
&lt;br /&gt;
So in 2005, I made unreal commitments that no-body else would do selling both businesses to start over.&amp;nbsp; I was in an &lt;strong&gt;unfamiliar&lt;/strong&gt;, &lt;strong&gt;uncomfortable &lt;/strong&gt;place of &lt;strong&gt;complete fear&lt;/strong&gt; &amp;hellip; I consciously made daily changes to my thinking &amp;hellip; I removed relationships that were contradictive to my new mindset and surrounded myself with people who believed in me.&amp;nbsp; I dug deep within to &lt;em&gt;bring what was real&lt;/em&gt; to the surface and focused ONLY on positive energy.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
On top of it ALL, not ONE BIT OF our money was invested for our future &amp;hellip; &lt;strong&gt;imagine where I would be today &amp;ldquo;if only&amp;rdquo;&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;&amp;nbsp; But instead of living the past, those were my ingredients to start taking control of my life ... for you, it will be different, &lt;em&gt;but I promise you, it will be just as meaningful&lt;/em&gt;.&lt;br /&gt;
&amp;nbsp; &lt;br /&gt;
I&amp;rsquo;m sure you&amp;rsquo;ve figured it out by now, &lt;strong&gt;the CRITICAL life-altering lesson I learned&lt;/strong&gt; to change your life starts with YOU first, from the inside out beginning with &lt;strong&gt;your mindset.&lt;/strong&gt; I&amp;rsquo;m telling you no matter what you do, if you don&amp;rsquo;t DECIDE to change, nothing ever will.&lt;br /&gt;

&lt;strong&gt;Now, why do I tell you this&lt;/strong&gt;?&amp;nbsp; Because I think today, more than ever, it&amp;rsquo;s critical for you to be listening to people who have actually done it, and done it recently.&amp;nbsp; I didn&amp;rsquo;t just get lucky changing a job and selling a house or two at the top of the market.&amp;nbsp; I&amp;rsquo;ve been able let go of EVERYTHING in one of the worst economic times ever to create a successful investment over and over, and I believe it&amp;rsquo;s because I have figured out a very powerful formula that can work for anyone.&lt;br /&gt;
