     Good cashflow is hard to find these days

    Many investors settle for buying properties with only a few hundred dollars, or even no positive cashflow.  They want better cashflow, but just don't know where to find it.

    While these properties may rise in value over the long term, in today's economy this is far less certain of a bet than it used to be.


    So WHERE can you find good cashflow?

    There are a few strategies out there that make good cashflow possible.  Some examples are:

    Furnished rentals in cyclical resource towns that can cashflow very well during the uptimes of the cycles.  Just watch out for big vacancy and lots of work and stress during the inevitable cyclical downturns.

    Rent-to-owns are often suggested to investors looking for stronger cashflow.  However, this strategy requires much more experience than normal buy-hold-rent investing.  However, if your goal is to buy, hold, and generate good cashflows for a long time, then you constantly need to find new properties and tenant-buyers which never allows you to relax.


    How I replaced my day job in less than 3 years with great monthly positive cashflow:


    I developed my own very specific niche, and worked diligently to become the best in my region.  What is this niche?  Quality, affordable rental housing for seasonal workers and temporary residents in Whistler, BC.  This niche is so specific, I own & buy properties only in one neighbourhood, and generally only find properties that match my high standards to purchase once or twice per year.
