Interested in doing a Flip to make some $$?!!!

We have a  property under contract that would make a GREAT FLIP!!

We have it under contract for $345,000 current FMV as is:  $380,000!

With some renos - new paint and flooring (about $25,000) the estimated value is between $405,000-415,000.

Because of being so busy with other aspects of our business we are not interested in doing a Flip at this time, but would like to pass this great deal on to another investor.
