    Next (senior) step: write a dozen offers with the expectations of getting 10 "no" or "are you insane" rejections !

    That site has its place and I think it is valuable resource for many landlords, especially vocalizing the bias towards tenants at the LTB and through the RTA. I have lurked before and read a number of threads and good articles. The forums aren't for me though.

    Like any organization, REIN is what you make of it. I meet monthly with a group of mostly REIN members who invest in the Durham region. We have had a paralegal talk to us a few times as well as discuss what works and what does not work with our tenants in our community. I have gained many friends through belonging to REIN that are going in the same direction that I am. I would help any of them if they asked me to in a heartbeat.

    I have fallen asleep reading the RTA. I have also been to the LTB as an observer a couple times to get a better grasp of the proceedings, to learn what not to do as a landlord, and to watch what to avoid. Knowing that I will be there one day in the future. It is the best landlord education that I couldn't pay for. And I don't pretend to know it all. I read, ask questions, read, talk about it, read, reflect and take action.

    I respect your opinion immensely. I often hope that you respond to my questions on myreinspace because you bring a breadth of experience that I am working hard to gain.

    I wrote that original post almost one and a half years ago. Yes - you are right about paying to much and being overenthusiastic. But it terms of perspective, that purchase was great because I took the first step out of my comfort zone and purchased an investment property. In retrospect, my mistake was that I put way too much as a down payment. But I had been planning a purchase for a long time before I actually made the purchase. I had gone into a state of analysis paralysis. You can read about our family in the August issue of Canadian Real Estate magazine and our First purchase.

    I have put in many offers that have not been accepted since that time, but I can't really agree one in ten. I do use many different ways to purchase properties that I didn't use before. I also have built databases that give me the solds for a specific housing type on specific streets that I like as far back as the MLS goes. The last two houses we purchased this year I was buying the property at a 2004 and 2005 prices respectively.

    I have learned so much form you and many other senior REIN members and I continue to strive to improve in our business. It's not all rosy and cheery though, I also know that there are some people that you just need to avoid in this business as well. And I like the fact that Don has no problem with kicking out people who cross the line.

    Now, I am not saying it is wrong buying properties at market .. but it is not "special" nor "creative" nor a fast way to turn equity into cash !

    Point taken Thomas, I will be taking the Ron LeGrand course in October and I just had a conversation with my realtor with me saying how I need to get creative and think outside the box (while he continues to do deals at market prices - lots of deals)
    I'm looking at several FSBOs and following up on a vacant property, all will probly die but hopefully learning and experience on each.

    When the day comes that you have to take a tenant to the board you will get much more first hand assistance from the Ontario landlord forum than you will from here. This is primarily a investing forum with very little direct feedback on the LTB. Some may have the experience here with bad tenants but seldom is detailed information passed on as it is on the other forum. I suspect there is some fear of scaring off investors interested in Ontario. But that is only my opinion.

    Yes but rein forum still much better on the whole. More active and no anti-landlord posters here.
    Content of posts here might also have something to do with many rein posters target single family properties, are looking to start investing and have yet to purchase, or hire managers vs over there most seem to be self managing multi-plex owners.

    One of the things I enjoy the most about this site is the variety of posts and the fact that there is a wider base of information on here. Finances for one.
    Although I am a LL first and foremost I do have other interests which are not addressed on the Ontario landlord site but it serves it's purpose.
