Interest rate 3.49% on 5 year term

I have seen 5 year fixed at 3.39%. However, I don`t know if there are strings attached. www.pkteam.ca Peter Kinch is outstanding and all REIN members can attest the same. James

    Mold in Property - Help

Yeah... I agree with Thomas. $40K does sound rather high. We had the same issue a couple months back and the job was done for $15K (the apartment was literally renovated inside out with new flooring and the whole works). James

Will The Bank Of Canada Raise Rates in September

With the world economy still somewhat fragile, I wouldn`t expect the rates to go up. James

How To Increase Your Cash Flow

Thank you indeed for the insightful article! After all, equity appreciation is just the icing on the cake. Cash flow is what we need to live (if that`s the primary source of income). James

Worth the penalty to change to variable rate?

Hi Matthew, P - 0.4 sounds too low! If you are paying for the penalty, you might as well get the most bang for your buck. P - 0.5 is now the norm for variable rate mortgages. James

    3.69% 5 yr fixed mortgage?

CanEquity is posting a variable of P - 0.5! You are paying too much if it`s anything higher. www.canequity.com

    Variable or Fixed

No... it`s about two years old. Unfortunately, P - 0.6 days are long gone! James

Purchase includes existing tenant whp would like to stay

Wayne, I agree with the above... I`d ditch the tenant ASAP. It could be a potential P.I.T.A. James

    St. John Newbrunswick

Hi Jason, I haven`t invested anything myself in Saint John yet but have been paying very close attention to that city. What drew my attention was the overall prices vs. monthly rent. I have been looking at duplexes, triplexes & fourplexes. From a pure cash flow perspective, there are lots...

Easy credit, soaring prices raise new housing fears

Hi everyone, Very thoughtful posts indeed! My 0.02 on this... hopefully record low interest rates have reminded everyone to do a "stress test" on their existing and/or future properties. If a property can cash flow (or break-even) at 6% interest, what we have now is a bonus! This said... our...

    Mortgage Option

Can`t agree more! It is a great thread and I have it several times with interest. Thomas & Godfried - Thanks for all the info! On the re-qualify issue, let`s say at some point in the distant future when my wife and I are retired and have 15-20 properties (all with a mortgage attached of...

    Career Advice: Accountant to Investor

Hi Chris, To tell the truth, I have been working in industry while earning my CGA as the hours and workload don`t fluctuate a whole lot (except year ends!) I usually sneak half an hour of lunch time to read REIN topics and/or do some research on real estate in a specific area. Brett`s post is...
