    Yes, or invest in a REIT fund, which is likely what i'll be investing in when I make the manoeuvre. It's a relatively stable investment, fairly high yields, monthly dividends which are also tax deductible and potential for growth.

    I don't believe my property falls into the categorization of a boarding house. It is zoned and deemed a legal duplex. and I collect one rent check from a GROUP of students. They are all friends, therefore for all intents and purposes are considered a family. I only used the rent/room example...

    Correct, this is essentially what the Smith Maneouvre constitutes as you describe. I fully plan on using this tactic myself, as it's great when paired with a monthly dividend distribution fund like a REIT. Less volatile, consistant returns and the dividends are tax deductible themselves!
