Plumbing can be hard, but if you look at my picture i'm not very big and I lift hot water tanks etc on my own, the key is do it smart, i.e. with the use of Dollies etc so you protect your biggest asset, your back. I am a service and repair plumber, when the economy goes down I am never out of work as hot water tanks, sewers etc are essential, other trades such as carpentry tend to get laid off when the market dies.

Also I have saved a TON of money on my houses by being a plumber, being in the trades also introduces you to other trades people and makes creating a team that much easier.Being a plumber has allowed me to develop great relationships with lawyers, doctors etc as they almost always ask advise, its rare when I go to the doctors etc that they don't ask me for advise and a card, lol, hence creating a potential joint venture partner should you choose that route.

Everything in life is a choice, having a plan is the key.

I don't think I can afford a house with suite yet in Oakville

When I started out, I thought I was going to get educated on "How to retire through Real Estate education, How to buy a rental property" only to get hit with all this "mindset" education stuff. Well, it took quite a few years for that to really sink in, even after I bought the first few properties, but when it did, things just started to happen. Start asking yourself "How can I" afford a house with a suite, "How can I" move out...etc. and completely remove "I can't afford" from your vocabulary. As you know, your Mom doesn't want you out, she wants you to do what your doing here, which is push yourself to achieve all those "How Can I's".
I don't know everybody who posted here, but I can tell you that you're tapping in the minds of some pretty successful people and I'm sure they'll all tell you the same. These are not just some people who want to impress with their posts, these are people who know what they are talking about and been through a lot in this business.

As always, I will comment on the "Expensive Education" or REIN membership, I don't know your personal financial mindset, but when you have a person as successful as Thomas Byer advising you to go to 2-3 ACRE's and join REIN and a guy I look up to "Neill" stating "Rocket Fuel"........JUST DO IT! Another very successful REIN member "Arlen Dahlin" borrowed money from his Mom to join REIN and has been a member for 20+ years.

I also started as Cory stated, with a half duplex - lived in the basment and collect enough rent from the above suite to cover all property expenses. As Neill stated, brew your own coffee, bag your lunch...this is not being Cheap, this is the mind of a goal setter, someone whose desire is stronger than the label "Cheap" your friends may call you. Stick around here and I promise, we won't call you cheap, we'll call you motivated.

I do not work in the REIN office, as I'm just another member who paid tens of thousands of dollars through other groups that were American.

Great reply Guys

I especially like the part about bag lunches, brewed coffee etc. Many people don't have the mind set to do this, however as you've stated having a goal makes it that much easier. Once you reach your Belize, those same friends who may have called you "Cheap" will now call you a genius.

You could even try any type of construction for the time being, I used to work at a gravel pit/quarry no education needed and you make 20+ an hour in the beginning. then do some schooling in the winter when your layed off. You can make about 35-40k over the 7 months, and get your school paid while your on employment insurance through the winter

sorry I didn't reply back sooner..It been a long week... I was a bit busy at my job for the long weekend because I got the long weekend off since I'm in my older sis's wedding on saturday. Then the next day (sunday) I was pretty much sleeping half the day and watching a little netflix to wind down :p

My family been telling me I'm cheap ever since I was a kid lol... My family is big, my mom have 6 siblings and as a result I have 10 cousins..I always thought of them as a tabloid company, words/drama get around fast lol ... there was never any privacy which is why I'm one of the few people that keep a low profile.

The things I do to save are not having a car so I don't have to pay gas, insurance or car payment, don't even remember the last time I bought clothes but I know for sure I haven't bought any this year. I even still have some clothing from high school.

I will check out the plumber or construction related jobs or see if there is a trade that is suitable for me.
