Bad Barrie Manager

Hello folks, - sharing bad experiences with A.G. Secure in Barrie - they evicted my tenant last year and hit me with a $3000 cleaning bill on top of it all without consulting me. Tenant turnover is bad, both tenants move out at the same time, nearly wiping me out if not for the other side which I self-manage and had the same tenants for 7 years. Two calendar years in a row he missed remitting a month of deposit and never even apologized.

Hi Donna. I'm sorry to hear about your experience with A.G. Secure. I invest in Barrie as well and I've been told that they do not have a stellar reputation. If you would like, I can put you in touch with my niece/Realtor and property manager, Katherine Moore who manages my properties. In truth, we are still refining our systems but Katherine is extremely diligent, hardworking and has a nack of finding me fabulous tenants! Although she is busy as a Realtor she is thinking of branching out into property management. She has wonderful connections to trades as well who get work done on time and for very good prices. I see tenants on the facebook page also complaining about them. They warn eachother not to rent from A.G. Lol

I do not make it a practice to respond to a complaint online if from a tenant or a landlord, but we represented Mrs Cooke for over 7 years. Regrettably we had to advise Mrs. Cooke that we were suggesting she take her property back and self manage as she had advised us she had recently had a personal situation that resulted in her not being able to make any repairs to her unit. Yes there was an eviction with damage to the unit that required repairs and this was regrettable, but unfortunately is a rare variety. Any property manager will advise you that we can only do our job if we have the support of our landlord. We do manage over 700 rental units and the vast majority of our landlords and tenants are very happy with the results. But yes, we do screen applications, and we do have to do evictions, and this can result in some unfavorable responses online by tenants. Beware of PM's extraordinary charges and those who insist not to make direct contact with tenants. I am sure many are good and honest PM but to fabricate stories so they can charge you extra is totally unacceptable! Investigate! Then fire them ASAP if you proved them dishonest!

May I ask, if your company is so honest, how in the world did you surprise Mrs. Cooke with a $3,000.00 bill without first getting an approval from her on the expense?
Don't you include in your agreement with your clients/landlords, a pretty basic clause requiring you to get the owner's approval before any expense higher than certain amount, say $300 or $500?

Hiring a Property Management company is always smart but who do you use? Jared Hope of Landlord Resource Center has some very useful tips on hiring a property manager and what questions to ask.
  1. How many properties does the company manage?
  2. How many full-time staff do they employ?
  3. Howl long have their staff been working for the company and what are their roles and responsibilities?
  4. How many full-time maintenance staff does the company employ?
  5. How many investment properties does the owner of the management company have in his or her portfolio?
He explains why these are good questions to ask in the REIN Life Magazine Volume 4 Issue 3 - July/August 2017.

When deciding on a Property Management Company for your team, consider the following:
  1. Are they are a licensed company or NOT, never assume or go by word of mouth.
  2. If they are NOT licensed, ask them what their MODEL is to deal with CREA (The Canadian Real Estate Association), their governing body. If they get shut down by CREA your properties are now being managed by a company that is out of business.
  3. Finally, ask them for referrals from their existing clients.
Go over the contract to get clear on what they offer and their fees.
