Can anyone recommend to me which companies they have used or have experiences with that are professional business people that run the best management company in the city? I'm looking for the best please. Thank you in advance

I use RE/MAX Commercial Capital Property Management. They are fantastic. Added after posting: They manage my Edmonton townhouse and two legally suited houses. They also manage commercial.

If it is for single family home, there basically are none. You will pay a property management company a leasing commission and leasing trailer but don't actually perform any property management duties such as inspecting the property, creating a budget, updating the budget, monitoring cyclicals. They will basically collect rent on your behalf and remit that rent to you in 15 to 45 days. PM is only available for larger buildings. Oh sure, the PM companies will charge you $75-$100 for property management duties but in Edmonton the 10% gross fee is just a leasing commission and trailer.

I often refer to Re/Max Commercial Capital - they do a great job managing, based on tenant and investor feedback.
Another guy worth contacting is Tony Sera with Avail Properties.
When choosing a PM - ask up front about any & all fees associated with the property whether its vacant, or with long term lease in place. Ask about maintenance - who does/coordinates the work, and if there is a fee markup associated with this. And if/when you decide to sell, how hard is it to extract the property from the management contract?

Questions to ask your potential Property Manager:
  1. Number of rental properties that you manage?
  2. How many full time staff members do they employ?
  3. How long have their staff been working for the company and what are their roles and responsibility?
  4. How many full time Maintenance staff does the company employ?
  5. How many investment properties does the owner of the management company have in his portfolio?

Thanks Michel. I did try to contact Re/Max CC a couple of days ago but haven't had any response. Do they normally respond quickly to inquiries? I'll check out Avail Properties as well.

Make sure they're licensed is a big thing.
No fees when vacant, so they're motivated to find tenants.
Make sure they deposit the rents to your account instead of sending you the cheque and charge $20 every time.
Make sure they take care of the eviction which is part of the fees instead of charging you every time they post the damn notice and charge almost $1000 just to start the collection process.
The last thing is DO NOT pick them because they are speakers at REIN events.
Do your due diligence or it would cost you a fortune. I had learnt the hard way.

I have typically had quick responses from RCCPM when I've referred to them. Did you try 780-447-6967 ?
