Hello everyone,

My name is Bryan and I am the incoming President for the UBC Real Estate Club.

I am strongly considering asking REIN members or general real estate investors to speak at some of our events next year. As such, I am looking to learn more about your experience with real estate investing to educate myself and better prepare our students for a potential event.

I have created a short comment sheet where I would love to learn about your experience and outlook. This would help me a great deal in preparing students for a potential event and providing them with a realistic perspective on real estate investing.

Happy to speak at your event on a variety of topics as I live at UBC.

Question is a bit broad. My experience is now in a book format, and could be twice as long as I have learned more since it was published 4 years ago and had to eliminate some. Happy o share some of these lessons (out of 80) with your club members in the upcoming months.

I think these questions miss the point of real estate investing entirely. The point of multifamily real estate investing is to provide quality housing. The question should be how do you create value, what are customers looking for, how are the demand drivers changing not "how can I get super rich and why am I not there yet? Is it because I'm afraid?"

Best way to start to learn this is to sign up for an account to one of the many U.S. crowdfunding websites, Crowdstreet is a good one (https://app.crowdstreet.com/properties/) and go through all of the multifamily deals on there and see how pros put them together, put together a plan, analyze a market, and propose to release value.

Hi, Bryan,

I have done your survey. I think it a great idea to have a club in UBC educating the student members about the real estate investing in Canada. I am an immigrant from China many years ago. When I started real estate investing since 2004, knowledge from REIN group is essential. Many concepts are so different from where I came from: such as income-producing real estate, three sources of returns from real estate investing, treating real estate investing as a business, raising capital, tax issues etc. It is not just go lining up outside pre-sale show room, purchase a few condos, and then flip for profits, it is a business. If you treat it seriously by learning and acting on the knowledge, it will in return treat you very handsomely.

Bryan, you come to this group to ask for thoughts and opinions, it is a great community here, you have already done a good start. I am more than happy to share experiences with your members.

Thank you very much for your response! I really appreciate your insight and your opinions on real estate investing.

We will be hosting our event in October of this year and I will certainly contact you about the potential of sharing your experiences with our members.
