"I Want To Buy Your House" Letter

Does anyone have any good templates or suggestions for putting together a letter to send to specific houses that are not for sale but I would like to state my wish to purchase?
Any help greatly appreciated!

Volume matters as extremely low response rate

State tie ability to close fast
State no realtor commission ( ie you are not a real estate agent)
State flexible timelines
State that they can rent back for some time

Needs to be sent multiple times to get traction

Very very time intensive and low chance of success but give it a try

Send to all houses in a few blocks .. say 250 letters and see what happens

Stress out that you are looking to buy and not an agent trying to list their property.

You can try to send out 100 letters and wait to see if there is any responds within a month is spring or summer.

This seems like a good strategy in Mexico City where internet usage is not as prevalent for selling homes and a lot of sales are completed by walking the neighbourhood and looking at signs. This is a very outdated strategy that flies in the face of pretty much all property and submarket level economics. For it to really work, you have to be predatorial. The chances you get a great property in a great submarket with great prospects and a market to sell to are virtually zero.

Good if looking for an unpaid hobby with lots of angry phonecalls.

Totally disagree with your predatorial comment. I know several REIN members who have successfully helped home owners get out of or limit their financial problems. They did this ethically and with best intentions.

I must disagree with your comments... Beside walking the neighborhood and calling (not looking at signs) you should also send letters (several people have contact me based on my letters - not intermediately but they do call - old folks and SPECIALLY for multifamily properties, I will write letters)... for the new generation, I also have a few websites such http://www.webuyuglyhousescash.com/ and post online ads. Most properties that I buy (95% are private deals- rarely use MLS/Agents) and are return "sellers"

I’ve used the letter to a targeted neighbourhood and specific houses, ie, multifamily, r2 and anything else I find interesting. About 50-100 per week till you find what want. You will get calls, most want more than you can pay, or have a realtor, or are difficult to work with, but sooner or later, you’ll find a motivated seller and the best thing is, you’re usually the only potential buyer they’re taking to. I’ve also knocked on the doors of homes I like. Eventually, it pays off.
