Property acquisition is by far the most most difficult aspect of real estate investing. Almost all of your gains are made the day you buy the property, thus a bad purchase may not be obvious for a while, even years, so in my opinion 95% of your focus should be on locating winning deals. You can farm out property management, accounting, legal, and almost everything else but acquisition is one you must take on yourself, with or without the help of others. Expect to comb through hundreds of listings, see dozens of properties, write a few offers and perhaps buy one. Many newbies stumble taking the advice of realtors without doing the work themselves, and complacency simply does not cut it. I can't name a single successful investor who got there with realtors alone. They can assist you down the road though by filtering exclusive listings to you before the masses see them, once your reputation is solid.

I'd go without a Realtor for residential if there is any way possible. I don't think they do anything really that can't be done better by a reno expert and property inspector. It is your responsibility to know rents and the market inside-out. Everybody, EVERYBODY runs out of capital eventually. So if you have capital meet the right people who have deals assembled and try and be the capital behind that (in form of a true JV which means sharing in the profits in equal terms relative to what you are able to contribute). Don't throw away your profit on Realtors. Once you know the market you want to be in and get down to ~8 neighbourhoods, you should know every deal on the market anyway. What more can a Realtor do?

In commercial, a good broker can bring you great deals, but won't until you have closed a whole bunch and paid to play ($$$$ commission). Also, you need experience to be worth presenting deals to.
