Has anyone used crowdfunding to raise capital for real estate deals? This approach seems interesting, and wondering if anyone has used it.

There has been some good discussion on this approach on the bigger pockets forum. About 18 months ago there were some people brainstorming about it

It's mostly underdeveloped in Canada right now. It is picking up speed in the U.S. but regulations are very different. CrowdStreet is probably the best I've seen in the U.S. and have attracted some major funds. Also check out Cadre, they are doing something cool with it as is Rich Uncles and Realty Shares.

In Canada, the guys I've seen do it basically raised $100k (out of $2 million raise) and it was a ton of work and didn't offer much legitimate exposure. I've known guys who worked for R2 and said their platform is a mess. They are basically looking to sell you the whole capital stack but can't deliver on the equity. Someone may have a different experience but I'd say we are years behind the U.S.

Yes but back to my original question had anyone used this exemption to raise capital? It appears the answer is no.
