Monday&lt;span class="userContent"&gt; I got my first experience in the growth of the rental market in
Edmonton since last year, ad up and place re-rented in one day at an 11%
increase. This was already my best performing property. I use Jared Hope&amp;#39;s company Landlord Resource as my property manager and I thought Heather who does the rentals was aiming high on the suggested rent at first as I had compared other ads. Glad I just listened to them and let them do what they knew they were doing.&amp;nbsp; Obviously they knew how to price it and how to target it
the ads. That&amp;#39;s why I am so glad to have them as part of my team. WTG guys.&lt;/span&gt; And by the way I mean team, they have their strategies and systems of course, but at the same time Jared listens and is willing to work with&amp;nbsp; me so our systems fit together. &lt;br /&gt;

I was listening to Russell Westcott at the last BC meeting talking about ideas for JV&amp;#39;s on existing properties and was thinking about it for this house. Now it will make an even better presentation. Thanks REIN for getting me to this place. &lt;br /&gt;

For this post I will share the part of my Belize that pertains specifically&amp;nbsp;to my real estate goals. &lt;br /&gt;
&lt;br /&gt;
The first time I had heard Don speak about a personal Belize and creating a vision board I did not really see how it would help me become a sophisticated real estate investor.....How could cutting out pictures and pasting them on a piece of paper help? How could clearly writing out what I wanted in life help me buy a cash flow property?&lt;br /&gt;
&lt;br /&gt;
After some consideration I decided to &lt;strong&gt;keep an open mind&lt;/strong&gt; and give it a shot...after all, most of what I had been doing up to that point was not working so well!&lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;Goals:&lt;br /&gt;
&lt;/strong&gt;&lt;br /&gt;
1) Build up a cash flow real estate portfolio large enough to support my life style.&lt;br /&gt;
***I bought back me FREEDOM in Oct 2010...and resigned from my J.O B (Just Over Broke)&lt;br /&gt;
&lt;br /&gt;
2) Own a minimum of 100 rental units.&lt;br /&gt;
*** I own 106 as of April 2013. Based on where I come from, and my personal life experience at the time of writing my goals, this was a&amp;nbsp;&lt;strong&gt;HUGE&lt;/strong&gt; goal for me that I was not sure&amp;nbsp;I could achieve. I now realize that I set my goal way to low! Fortunately we can&lt;strong&gt; adjust our goals as we go&lt;/strong&gt; :-)&lt;br /&gt;
&lt;br /&gt;
3) Build a successful management business to maintain my portfolio and help others.&lt;br /&gt;
*** As I write this post I have a successful company that&amp;nbsp;has four foundational pillars.&amp;nbsp;Real estate investing| Property Management | Renovation solutions | Real estate education|&amp;nbsp; (&amp;nbsp;&lt;a href="http://www.wamproperties.com"&gt;www.wamproperties.com&lt;/a&gt; )&lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;&lt;span&gt;Personal Belize Accomplished&amp;nbsp;:-)&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;
&lt;br /&gt;
A few &lt;strong&gt;lessons that I learned&lt;/strong&gt; throughout my last 6 year journey:&lt;br /&gt;
&lt;br /&gt;
1) You MUST create a clearly defined, compelling future. If you do not know where you want to go and have action steps that you can implement on a consistent basis you will have a difficult time&amp;nbsp;making your dreams a reality.&lt;br /&gt;
&lt;br /&gt;
2)You&amp;nbsp;need to have a strong reason WHY! If your reason for achieving your goals is not strong enough you may just give up when things get difficult.&lt;br /&gt;
&lt;br /&gt;
3) You want to build a great team of amazing people around you. No one&amp;nbsp;ever achieves greatness on their own!&lt;br /&gt;
&lt;br /&gt;
In closing I would like to leave you with this quote. &lt;br /&gt;
&lt;br /&gt;
&lt;strong&gt;&amp;quot;Most people fail in life not because they set their goals to high and miss, but because they set them to low and hit&amp;quot;&lt;br /&gt;

I knew that the leaders of REIN wouldn&amp;#39;t bring in someone average, but I still had my reservations.  At this time, I have begun my climb to improve my Adversity Quotient (AQ) via the bonus of being at the Calgary National Kickoff this past Saturday, and I am STOKED!  Learning the definitions of adversity and resilience alone have allowed me to change my perception of situations.  These teachings are going to have a huge positive impact on my ability to live the life I want through building a strong and supportive real estate portfolio and conquering all the related adversities that will arise from building that life.

One of my key take aways was the CORE:
Control
Ownership
Reach
Endurance

I joined REIN in September of 2011 and set my first goal based on the 17-3 program to get my first 3 properties in my first year. I have celebrated all along the way at each accepted offer, closing and signed lease but I had said I would really say I had a success story when I had bought and rented 3 properties. I closed on the 3rd property at the end of September of this year and the tenants moved in in December. &lt;br /&gt;
&lt;br /&gt;
Along the way I have gone from knowing nothing about RE to become confident in analysis, geo specialization and negotiation. I have learned to focus on a property type and become comfortable with buying houses needing renovations to make the suites real good quality homes that I can be proud to rent out. I have built a team I rely on and have total confidence in with a realtor, inspector, lawyer, banker, renovators and property mangement. In December not only did I get that 3rd place rented, I closed on my fourth suited house and now have eight doors. I am so grateful to REIN and the REIN membership who have given me advice and encouragement along the way, James Knull my realtor, and Jared Hope whose company provides my management services. They haven&amp;#39;t just worked with me but they have helped learn along the way and provided help and advice way beyond what I would have expected. I know I still have lots to learn but my proudest moments now are when I can share what I have learned and offer encouragement go other REIN members. Last night I received the BC Rookie of the Year award and besides just the honour of receiving it, I was rewarded with the chance to talk to several newer members and to be able to say yes, it is possible. While I am very comfortable speaking to groups, one on one networking is the hardest thing for me. To everyone who stops to chat with me thank you. This year I plan to Joint Venture now that I can show that I have a successful model and those chances to talk and share at REIN help me become comfortable in talking about my success and practicing attraction. &lt;br /&gt;

Meanhile if you want to know the story of how it all started, read on. &lt;br /&gt;

For many years I had imagined or wondered about Real estate investment but never did anything about it. In May of 2011, at work I was feeling that I had to keep sacrificing family time and needs to to hold a
job that was regularly threatened to be pulled out from under me
whether I did it well or not.&amp;nbsp; I took a good look at my RRSPs and said how much longer was I working and was not at all happy. I wanted to reach the point where I worked because I wanted to do the work I was doing, not selling my soul because I had to hold on to the job for the family&amp;#39;s future.&lt;br /&gt;
&lt;br /&gt;
Something needed to change but I still didn&amp;#39;t have a plan. I had always wondered about RE and decided I was going to learn about real estate investing and here was where the universe took an active hand. I am sure I could easily have become one of the seminar grads Don talks about but for what happened soon after. I picked up some oddball business tabloid that I had never seen before nor since and somehow noticed a tiny little 2 column by 4 inch ad for some meeting about real estate put on by some investment group I had never heard of. My first thought was &amp;quot;ah-a here we go&amp;quot;. I really didn&amp;#39;t know what or who the ad was describing, just that it was about real estate (seminar grad here I come). But then I looked and it was &amp;quot;all&amp;nbsp; the way&amp;quot; in Surrey (I live in Coquitlam) and was the next day. So I thought &amp;quot; I can never get organized for that, it&amp;#39;ll be to hard to arrange to get tickets&amp;quot; (the excuses we make). However, when I got home from work I found an email from someone I had met briefly months before. The email was sent to several contacts saying she had a few tickets for the same real estate investment event in Surrey the next day. So I said, &amp;quot;OK this is too weird. I have to go to this thing.&amp;quot; &lt;br /&gt;
&amp;nbsp;&lt;br /&gt;
My contact met me there and pointed out the keynote speaker and asked me if I wanted to meet him. I had no clue who he was but I said sure and as we waited to talk to him I saw there were a few books on the table about investing in real estate and decided to buy one. I was introduced to the author who offered to sign the book. He wrote in it &amp;quot;live your dreams&amp;quot;. I moved on and the event started. Eventually the keynote speaker came on, he talked about the investment climate in Surrey, how different cities are better at supporting investors etc. and began to talk about economic fundamentals. Wow, such clarity, insight and sense. Suddenly this thought that I could I invest in RE became real and tangible and hey there was a way to do it without guessing and speculating. I am sure you guessed by now that speaker was Don Campbell and the book I had picked up was Real Estate Investing in Canada. My photo here on myreinspace is me holding that book at that event. &lt;br /&gt;
&lt;br /&gt;
I read that book in a hurry - twice. By September I was able to attend my first REIN meeting as a guest. The initial adrenaline rush had worn off and some skepticism had crept in. Did real people really do this, I thought? Although one on one networking is harder for me than presenting to a roomful of people, I did it and I was astounded. People were doing it, they were sharing all kinds of information with me and encouraging me. I joined that night and soon after attended the ACRE in Edmonton.&lt;br /&gt;
&lt;br /&gt;
From there it was a matter of sticking to my commitment and keeping moving. I know how many say the first is the hardest. It wasn&amp;#39;t with all the support I had (number 3 on the other hand...). If I can say one piece of advice it would be to just get started. &lt;br /&gt;

As some may know, I only invest in U.S. stocks and real estate (currently only in Toronto and Phoenix, AZ).&amp;nbsp; 2012 has been very disappointing as all opportunities have dried up in both of these markets.&amp;nbsp; &lt;br /&gt;

I have no expertise in any other market so I am sure that I am limiting myself, but I feel that it is better to be somewhat good at picking assets in one or two classes rather than being mediocre or poor at picking assets in dozens of classes. &lt;br /&gt;

This year&amp;#39;s success has been primarily centered around raising my baby daughter as there is nothing in the U.S. stock market or real estate to distract me.&amp;nbsp; Perhaps this is how it was supposed to be.&amp;nbsp; Who knows.&amp;nbsp; It worked out.&lt;br /&gt;
&lt;br /&gt;
After taking a pause last year, the U.S. stock market took off again in 2012.&amp;nbsp; YTD returns (excluding dividends) are as follows:&lt;br /&gt;
&lt;br /&gt;
NASDAQ +17.6%&lt;br /&gt;
S&amp;amp;P500 +12.6%&lt;br /&gt;
DOW +8.5%&lt;br /&gt;
Chuong +10.8%&lt;br /&gt;
&lt;br /&gt;
Since I&amp;#39;ve been benchmarking myself against the S&amp;amp;P500 for the last 15 years or so, this puts me behind with a little over 4 months to go.&amp;nbsp; Again, my return has been based on doing nothing - buying nothing and selling nothing.&amp;nbsp; I&amp;#39;ve had no more than 6 companies in my portfolio for the last one and a half decade.&amp;nbsp; Again, I don&amp;#39;t feel that there is any point to holding more.&amp;nbsp; I&amp;#39;m definitely not able to keep track of more myself, but that&amp;#39;s just me.&amp;nbsp; Besides, compounding 6 companies at double digit returns for 15 years seems to build up the net worth very pleasantly.&lt;br /&gt;
&lt;br /&gt;
Going into 2012 I was hoping to really push into Phoenix, AZ with a lot more buying.&amp;nbsp; The idea was to literally double down on what I had already purchased in 2010 and 2011.&amp;nbsp; However, fate had other plans as the door closed firmly before the end of 2011 as prices literally took off.&amp;nbsp; Even though rents are rising as well (it is odd to have both prices and rents rise, but I&amp;#39;ll take it), they are not rising fast enough to make these properties worthwhile as investments at current prices.&amp;nbsp; Gross rental yields have moved from over 20% to 14%.&amp;nbsp; A 14% gross rental yield (7% net before taxes) is not worth it for me.&lt;br /&gt;
&lt;br /&gt;
Each property that I hold in Pheonix, AZ is generating a little less than $400 per month before tax.&amp;nbsp; It is nice to know that by waiting for the right opportunity, I generate with one door what some people do with 4 or even 8 doors.&amp;nbsp; Even after taking off half my gross revenue for expenses.&amp;nbsp; And with far less risk since I haven&amp;#39;t needed to employ a cent of debt.&lt;br /&gt;
&lt;br /&gt;
The properties have also increased in value by 15%-20% over the last year or so.&amp;nbsp; That is somewhat irrelevant since I&amp;#39;m not selling.&amp;nbsp; However, it may come into play if I decide place liens on them.&lt;br /&gt;
&lt;br /&gt;
In my history as a small investor I have always encountered resistance to what I do.&amp;nbsp; Mostly because I take advantage of painful situations.&amp;nbsp; When prices fall, I make an appearance and take assets from panicked investors looking to throw them away.&amp;nbsp; It probably doesn&amp;#39;t help that I&amp;#39;m very happy as I&amp;#39;m doing this either.&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
In addition to panic, many around me also feel that I&amp;#39;m making a big mistake going into what they perceive as an inferno.&amp;nbsp; However, I don&amp;#39;t see it that way - the harder the price falls, the faster I see risk fade away.&amp;nbsp; I never understood why people were MORE cautious when prices fell by 75% to $40 p sq ft.&amp;nbsp; It boggled my mind.&amp;nbsp; I felt that the risk just evaporated by 99%.&amp;nbsp; I just don&amp;#39;t think I&amp;#39;ll ever understand the average person in this regard.&lt;br /&gt;
&lt;br /&gt;
Vice versa.&amp;nbsp; When prices are consistently rising, I become more agitated and fearful.&amp;nbsp; It is what it is.&lt;br /&gt;
&lt;br /&gt;
All I know is that buying during really bad times has made me a lot of money and I&amp;#39;m loathe to go against my encouraging short-term results.&lt;br /&gt;
&lt;br /&gt;
When I face resistance to what I am doing, I often am reminded by a multi-millionaire that I had the fortune of meeting.&amp;nbsp; He was far wealthier than I will ever be, and he said, &amp;quot;F-them and F-their opinions.&amp;nbsp; Opinions are irrelevant.&amp;nbsp; All that matters is results.&amp;nbsp; Results man.&amp;nbsp; What are their results in that market?&amp;nbsp; If they don&amp;#39;t have results, their opinions are worth sh-t.&amp;quot;&lt;br /&gt;
&lt;br /&gt;
Not very eloquent, but it made me laugh.&amp;nbsp; However, a more refined and elegant quote that I also use to remind myself is this:&lt;br /&gt;
&lt;br /&gt;
&amp;quot;Do just once what others say you can&amp;#39;t do, and you will never pay attention to their limitations again.&amp;quot;&lt;br /&gt;

I removed conditions on a suited single family home back in mid- May, with a closing date of August 1st. As I have done this many times before, I assumed (incorrectly so), that this time would be no different, and that 2.5 months would be plenty of time to obtain satisfactory financing. Boy was I wrong! With a non-refundable $10,000 deposit in the deal, not to mention my reputation as an investor, I had plenty of motivation to complete the deal. After working our way through the list of A lenders, and then B lenders, I was probably turned down 15 times or so. One can imagine how much work this was for my broker, filling out lender spreadsheets, sending out emails, making phone calls, etc. On top of that, I was calling him daily and adding to his anxiety and workload! &lt;br /&gt;
&lt;br /&gt;
Finally, at the 11th hour (the week before closing), he was able to pull together a complex deal consisting of a first/ second mortgage combination. Yes, we are paying a slightly higher rate, but the deal STILL cash flows nicely. Without Jason&amp;#39;s persistence and creativity this deal would not have happened, and I would be out the $10,000, never mind not having a new cash flowing addition to our rental portfolio. At the end of the day, with all of the hours that he put into this deal I&amp;#39;m sure that I owe him money as the commission from the lender won&amp;#39;t even come close to covering his time and effort.&lt;br /&gt;

(I had been encouraging them to go there as they are new to the country and I thought they would love it.) &lt;br /&gt;

To be included in their personal family life is such a great feeling that the extra work I do to make them feel that they are of value to me is touching. To know that they see me as value in their family is also rewarding. &lt;br /&gt;

It&amp;#39;s also encouraging that I am on the right path of being particular to whom I rent my properties to.&amp;nbsp; &lt;br /&gt;

Pretty exciting considering I am only 25, and my wife is 24! We also just had our first child, a baby girl born Jan 31st!&amp;nbsp;&lt;br /&gt;

So I ve got four installed so far and renting them for $ 75.00 / month and they are renting quick, I will keep adding as they fill up. the cost of the sheds are $ 2000 each. pretty good return on investment. I also added a 4 x 6 frame and the side of the building that someone can use for advertising. the cost for this is $ 160.00 and its rent for $ 60.00/&amp;nbsp;month. don t know why it took me so long to think of something so simple to add value.
