Tenant Damage - Financially Protecting the Owner
I have recently been the victim of a midnight dash by a tenant and the place is a mess. What I don't know yet is what the damage could potentially be because we are still cleaning up.
I called my insurance company and they said tenant damage is not covered. If the damage is due to vandalism by someone other than the tenant than that is covered.
Apart from proper tenant screening, is there a way to protect myself financially from a tenant taking their frustrations out on my property. It's one thing if they do a few hundred dollars damage, but quite another if they do several thousand.
Taking them to court will likely not be an option because in all likelihood I will win the judgement and never collect a penny. Gotta love our corrupt legal and political system.
