Evicting a tenant who is consistently late in rent payments

    I need some advise.  I have a tenant who is consistently late in making rent payments.  The Alberta Residential Tenancies Act requires that the termination of tenancy notice due to non-payment of rent requires a statement indicating that the tenancy will not be terminated if rent is received before the termination date.  The tenant knows the rule and pays the rent a few days before the termination date.  How can I evict the payment as it consumes a lot of my time and energy each month?
