If the tenant chooses to move out, then I choose another exit strategy for the property... rent, rent-to-own or sell. If the tenant still wants to buy, but needs more time... my RTO agreements allow the tenant to extend the option indefinitely and the buy-out price increases every month.

When you structure a RTO, what type of mortgage is best suited? Do you base it on the term of the actual rent period? Do you use an open mortgage in case the tenant/buyer leaves before the rent period is over (or requires an extension)?
