    Real estate vs mutual funds!

Thanks Cory . Yes I bought a lot of properties that had big upsides over time. But also the market moves really helped as well. Really hard to find properties that have those kind of upsides now. I look at a lot of multifamily buildings but most are way over priced.

    Real estate vs mutual funds!

I am only speaking from my experience and yes I do have stocks in my portfolio. But for me without real estate I defeniately would not have gotten the growth or the stability I have gotten. Or passive cashflow. Like they say to each his own.

    Real estate vs mutual funds!

So tonight I went to dinner with a friend of mine and he had a woman with him that sells mutual funds. We were discussing mutual funds compared to real estate. She was trying to tell me that real estate doesn't perform as well as mutual funds. I told her I totally disagree . I gave her an...

    Beginner multi purchase questions ...

I still think in the long run you will make a lot more with real estate than with stocks. I find I have more control on making money with real estate as I can increase values by raising rents and by upgrading property to raise values. When I have people tell me different I have at least 6 of my...

As a real estate investor beginner should I incorporate or own my first property in my own name?

Don't waste your money incorporating. Wait until you are in the position to make it worth you while. I don't think 1 property is worth it.

    Beginner multi purchase questions ...

I agree with Cory that unless you can get a real good deal then why would you get into that for a projected 1%. All the buildings I have bought over the years have always had some sort of deferred maintainence that the realtor tries to tell me won't happen. Remember this is only a quick pay...

    From Coin Laundry to Rent+Laundry?

I had that problem in my building. I re enforced the door and put in a fob system in the building. I charged a deposit for the fob and now I can see by the reporting on the system who opens the door and when. I also programmed it so the laundry room can only be opened between certain hours.i am...

    Late fee for e.transfer rents?

I take e transfers and it works great. No excuses for banks being closed or coundnt make it to the bank and its cash. Why wouldn't you take cash? Chequer can bounce and etransfer don't. Also it was said that they can not pay there rent . Well if they don't have the money in the bank then it...

    Question about Jan possession

If it were me , I would not move ahead with people like that. Especially if they haven't moved in yet and are starting to be like that. That to me looks like a big problem coming. It's your place and you can rent to who ever you want , so in this case , if you feel this isn't going to work, go...

Pulling Equity out of a property upon new mortgage term nagotiations

Depending how much equity you have banks will also lend on assessment value. Usually only to 65% of value but that is an inexpensive way to pull equity out if you have enough and you won't need an appraisal to do it.

Slightly rising interest rates - Locking in or not ?

Even if rates get to 7% as you say that shouldn't make a difference on how your investments are doing. I mean rentals . I honestly don't think we are about see it hit 7% for quite awhile. You have to remember that it has taken 9 years for rates to finally go up slightly. Maybe it will go up some...

Slightly rising interest rates - Locking in or not ?

I totally agree!!! About 20 years ago I locked in my mortgage thinking it was a good rate and it couldn't go any lower. Well it wasn't 6 months and the bank started lowering the rate. I had locked in for 3 years. At least it was only 3 years. But by the time my mortgage came up for renewal again...

    infill project in Edmonton.

I would tread lightly, just because the bank says they are ok doesn't mean they are. I would check their references and the quality of work they have done. Also I think you will find the banks from 2years ago have really changed their lending criteria. Also if it is easier and less money to buy...

What is the best way to handle utilities

You can include the utilities in the rent or you can split the utilities between tenants by square footage and charge the rent according to the size of the units and if it is in the basement or the upstairs. I would personally pay the utilities and charge more for rent. I would call the...

Looking for good (cheap) property managment lawyer in Edmonton

Why waste your time and money? If you feel that way get rid of your PM and move on. Sounds like an expensive bill just to get if at all very little. Chalk it up to experience and be more diligent in picking a PM.

Landlord Beware! - the importance of tenancy/reference checks

I know in British Columbia you can do a month long rental agreement that has to be renewed every month. You can also do shorter. I had a friend who did this and the tenancy branch could not do anything as the tenants had to legally be out at the end of every month or they had to renew For...

Seller Needs Help With Credit Repair

One other thing would be to go to the bank where the charge is from and make sure they removed it. I had a deal with my sister that I had bought her out of and legally had the papers done as well as informing the bank that her name needed to come off , this was done over 2 years ago and as of 2...

    Good Evening, bedbugs anyone

If I had tenant like that and was abusive I would get rid of them anyways. I would do whatever I had to , to get rid of this kind of tenant and find new , better tenants. Besides you are already out the money and I wouldn't waste anymore time on this. Just my thoughts

    Uninsured/Non registered vehicles on property

Also if someone gets hurt because of that vehicle in any way then you will be held liable. I have this in my leases as well and if I find uninsured vehicles I give them a notice and if it dose not move then I tow. I have had insurance companies send risk assessment companies to make sure that my...
