    It doesn't seem to be the way of proceeding (have them collect the rent...)? I wouldn't do that. I am expecting to pay for their management fees but these days rent payments can be made online. Thanks for your feedbacks.

    Thank you Devin, So in other words, if I can find the average rent for a specific borough in Montreal (and for a specific type of property) then I can simply start to use that average rent in my calculation and if it works out then I can investigate further!
