Seeking Funds for 8 Unit Building in Ottawa

I'm posting this on behalf of friends. They have a purpose built 8-unit building under contract in Ottawa (Vanier). This is an under performing building with a lot of upside. It is being purchased for $1.5M and will be renovated over the next 1-2 years for maximum market rents and an ARV of...

"I Want To Buy Your House" Letter

Totally disagree with your predatorial comment. I know several REIN members who have successfully helped home owners get out of or limit their financial problems. They did this ethically and with best intentions.

Tenants might be smoking pot in suite -- what can you do?

Don't wait until the smell becomes permanent before taking action to evict them. According to this article, the cost to remove the smell from apartment walls and surfaces roughly $5,000-$6,000 depending on apartment size and the damage done by the smoke...

    Real Estate License

Yeah that pretty much sums up what full time realtors do  That's poor advice and very shady in my opinion to give a username and password to a buddy. I've had investors ask me to give them my Realtor credentials so they could access our system in exchange for a monthly fee and I said...

100% agree with Thomas. Save yourself the time and money and work with investor focused realtors instead.

Seeking tips for interviewing a real estate agent

Use an Investor Focused Realtor to buy and sell your props. Not using one could cost you time and lots of $$. Remember that you get what you pay for generally. For Hamilton give Mr. Hamilton (Erwin Sweto) and Mark Loeffler a call.

    Commission Question in Ontario

In Ottawa the standard is 5%. Sometimes the % is lower if the listing brokerage / agent represents both the seller and the buyer.

Look for good realtor to work with for income property

There are differences between "regular" realtors and investor focused realtors. Your investor focused realtor or IFR should be a successful real estate investor and understand RE investing language. You shouldn't have to teach your realtor about real estate investing! I'm an investor focused...

    mould remediation

I had a similar problem. It turned out that there was a lack of insulation where the mould had built up. Mould Busters was very helpful. They cut out the infected drywall and did their mould remediation work. I then hired a contractor to install new insulation, fix and paint whatever Mould...

I share my story in Money Sense article `How to Buy Income Property`

Very neat ! I especially like the heading: "Talk of a housing bubble might send chills down the spines of speculators, but seasoned real estate investors are still snapping up houses."

R.e.i.n. membership - when does it make sense to join?

I bought my first property after reading a book or two about RE - I thought I knew enough at that point. It was a 2 bedroom condo but it didn't cash flow. So much for thinking I knew what I was doing, eh! I sold that condo and then joined a local RE investment group, networked with successful RE...

Ever had an uneasy feeling when negotiating a purchase that made you pull the offer?

I think it is important to feel confident about the purchase and that the people you are dealing with are on the up and up. If your "spidey senses" are going off, maybe you should re-evaluate the deal. Like Alvaro said above, there are other deals to be had that fit your comfort level.
