Totally disagree with your predatorial comment. I know several REIN members who have successfully helped home owners get out of or limit their financial problems. They did this ethically and with best intentions.
Don't wait until the smell becomes permanent before taking action to evict them.

Ottawa - if you like stability and steady growth. 120,000 well paying federal government jobs, LRT, 4 universities/colleges, high tech sector.
It's hard to lose in Ottawa but you need to look elsewhere if you want market appreciation above 5%.
Use an Investor Focused Realtor to buy and sell your props. Not using one could cost you time and lots of $$.
Remember that you get what you pay for generally.

There are differences between "regular" realtors and investor focused realtors. Your investor focused realtor or IFR should be a successful real estate investor and understand RE investing language. You shouldn't have to teach your realtor about real estate investing!

I had a similar problem. It turned out that there was a lack of insulation where the mould had built up.

I think it is important to feel confident about the purchase and that the people you are dealing with are on the up and up. If your "spidey senses" are going off, maybe you should re-evaluate the deal. Like Alvaro said above, there are other deals to be had that fit your comfort level.
