I would say the best thing you can do right now is to find a mentor. Look for a person that is where you want to be. They say a smart person will learn from their mistakes. However a genius will learn from other peoples` mistakes. B

One thing to consider is that if you do decide to sell you will still need to find somewhere to put the money to keep it working for you. The only way I would sell is if I need to finance a deal with a better ROR. I would keep the house and buy more houses using the equity. B

I was looking at a triplex in Barrie. The owners say they got approval for a 5-plex conversion in 1990. Do these permits ever expire? I guess aside from building to fire and safety code, alot of the headache would be reduced. B

I just talked to a coompany not too long ago. I was looking at cost to manage a duplex. It was 5% of gross annual rent and 1 months rent to screen and do all the leasing. If the tenant left within a year, they would not charge to screen and replace, that would be built into the 5%. If you wanted...

I`m thinking that starting with a duplex and working my way up is the best way to go. That way I get out or our apartment, and I gain some experience being a landlord.
