Is a tenant responsible for damages by their guests?

The tenant is definitely responsible. A good lease would spell that out clearly in addition to the tempered wording of the act

Water damaged floor and walls - contractor wants asbestos inspection

I have no idea if there are secondary issues that raised the Asbestos concern, but in my experience, a 1979 build isn't likely to have asbestos problems, or at least one with reasonable concerns. This one sounds more like a money grab to me. I would look for another contractor.

REIN membership fee.. considered what expense?

Wow guys - Are you in a business or not? Your expenses (all of them with only very specific exemtions) are deductible against business income - even if that creates a loss. Don`t try to claim it where it doesn`t belong. It is not a direct expense against rent, but it is a legitimate business...

    Snow Removal in Edmonton

You as owner are responsible for the city sidewalks. If you want mail delivery you will also need to insure the walk to your mailbox or slot is clear of snow (You have 48 hours to comply with city bylaw) You may opt to contractually pass on that responsility to your tenants (I would) but if it...

    Bed Bugs

Ray, Thanks so much. That was fast and helpful. What about the use of heat to raise the temperature in an entire suite to 140 degrees F for 2 hours. It sounds like it should work and the exterminators using it guarantee the results. Starts at abou $1500 for the first suite.

    apartment converts

Buyer beware! Many units were converted in the past couple of years with no substantial improvements and minimal Reserve Fund contributions. THERE ARE EXCEPTIONS TO THIS. Be certain you check for quality and extent of improvements as well as the deficiency in the Reserve Fund. These kind of...

    Wade Fenner Foreclosure Intensive

Wade has been doing this course for some time. This forum only presents one dissatisfied person from a couple of years ago - so I would give it no credibility. Anyone doing anything of significance will gather an envious/critical audience at times. Besides, if the complainer can`t say what the...

    Leases/Security Deposits

Not enough information - Where are you doing business. From an Alberta perspective, Since when are you treating your two tenants in a single unit as separate entities? Any common lease would treat them as Jointly and Severally liable. There is no refund of any part of the Security Deposit until...

Really in Need of Advice - Financial Mess

I agree with Navaz, a JV partner seems indicated. Investor school - NEVER let anyone force you to do what you`re not ready to do. From your description, the property was under contract. When the realtor suggested you would lose it if you didn`t remove all conditions immediately, the correct...

    For Sale By Owner

Selling 101 - The less you pay - the more you work. MLS, ComFree or FSBO on your own - they all work fine IF you understand your market and actually market your property. There are trade offs however. If you find a good realtor - they will earn their commission and you will need to do very...

    Find Rent Comparables

I have been made aware of a website www.rentometer.com/ca where you can enter the pertinent information for your rental property and it will tell you how your rent compares to the rent of properties in your area. So far, it seems to be providing reliable results. Check it out and let me know if...

How to convert apartments into condos?

Mark, I have done several Condo conversions. Each province has different rules, and you make no mention of your location so I am in the dark as to how to help you fromn that perspective. As a general rule, I wouldn`t consider converting a building under about 16 units. While it may be profitable...

Is a bowed wall necessarily a reason to avoid purchasing an otherwise amazing property?

I`d be VERY careful with this. It is very unusual to add value to a property by doing structural/foundation work. This needs inspection by someone who is a contractor qualified to do the remediation and is willing to do the work for the price quoted. If the bow is minor, like 1" in 25`, its...
