Strategic investors often see the green light of opportunity where inexperienced investors may see the red light of calamity; bringing their momentum to a halt.

With Canadian mortgage rules changing in 2018, there seems to be a lot of pessimism around real estate investing. In this article by Neil Sharma in Canadian Real Estate Wealth magazine enjoy a little optimism from a property management perspective. This is a great opportunity for investors with residential rental properties to have a longer-term and more stable experience with A+ tenants (who need to save a little longer for their own home) while continuing to build equity into their long-term investment.

This article cites good news indeed for investors with quality rental properties. This is less good for investors planning to sell properties in 2018.

The reduction in purchase power with the new mortgage rules will effect typical home buyers more substantially than sophisticated investors.

The city of Edmonton just released the 2017 property assessment values; last year was the second consecutive year where the average value for all residential properties was down. Edmonton is on sale right now...also good new for investors looking to add to their portfolios in 2018.
