Home sales remain strong in and around Saskatoon





July was an active month in the real estate market, according to the Saskatoon Region Association of Realtors. The number of sales rose 13 percent from a year ago. The most active price range is 300 to 350 thousand dollars with the average number of days to sell at 35. The average selling price was a little better than 303 thousand dollars; a 4 per cent hike from july of 2010. Areas around Saskatoon such as Martensville, Warman and Clavet also saw very high sales activity last month compared to the same month a year before.

Woman uncovers online rental scam





Dannelle Messer was searching for an apartment online when she found a great condo for rent located on the other side of the bridge from the University of Saskatchewan.




The two-bedroom Fifth Avenue condo in the Terrace Building downtown seemed like a great deal for the university student, with the landlord listing rent at just $900 per month for a building with perks such as an indoor pool, sauna, dishwasher and rooftop deck.




She emailed him and received a reply saying the owner was out of town, had taken a job in London and needed her to send the money online. Once he received the rent, he'd mail the keys. No extra fees, no security deposit and no questions about her rental history.

Vehicle sales up in Saskatchewan





Sales of new vehicles in Saskatchewan grew 6.2 per cent in June over May, Statistics Canada reported Monday.




Sales were also up across the nation.




The number of new motor vehicles sold rose nearly 11 per cent in June to 141,882 units, more than offsetting losses reported in the previous two months, Statistics Canada said, with sales of passenger cars and trucks contributing equally to the increase.

New home prices rise in Saskatoon





The price of a new home in Saskatoon is higher than last summer, Statistics Canada reported this week.




In its new housing price index, the national agency said the price of a new home rose by an average of one per cent between June 2010 and June 2011.

Everyone in Saskatchewan knows Premier Brad Wall.




Well, maybe they don't know him personally, but as one of the most recognizable names in provincial and Canadian politics, Wall - MLA for Swift Current - is known across Saskatchewan by those who both admire and dislike his leadership. Downtown office space vacancy falls to 4.6% in second quarter





It is hoped the construction of new office space downtown will relieve some pressure on tight vacancy rates in the central business district, Colliers McClocklin Real Estate Corp. said Tuesday.




In its second-quarter office report, the agency said office vacancy rates in the central business district fell to 4.6 per cent in the second quarter, down from six per cent in the fourth quarter of 2010. The drop in vacancy can be attributed to SNC-Lavalin leasing 30,000 square feet in the Capitol Centre on First Avenue and Stuart Olson Dominion Construction leasing 25,000 square feet in the Arthur Cook building on 24th Street, Colliers McClocklin said.

How to stop demographic suicide




In the first three months of this year, Manitoba`s population increased by 2,700 souls. In that same period, Nova Scotia`s population declined by 1,100.




The Nova Scotia government projects that the province will slump from its current level of 942,300 people to 917,400 by 2035. Manitoba, in contrast, is expected to grow from its current 1.25 million to 1.6 million by 2026.

More Winnipeg units go condo






One of the province's largest geothermal residential developments -- the 19-building Terra Commons rental complex -- is being converted into condominiums.




A spokesmen for the developer, B & M Land Co., confirmed Tuesday the company hopes to convert all 19 buildings -- 340 rental units in all -- into condos over the next 18 months.




That's good news for anyone looking to buy a recently built condo for under $200,000 -- the townhouses will be priced at $184,900 or $199,900 and the apartment-style units at $159,900.




But it's bad news for beleaguered apartment-hunters. It means there are 340 fewer two- and three-bedroom apartments or townhouses to choose from in a city already plagued with one of country's lowest average apartment vacancy rates -- 0.7 per cent as of April, when the last rental market survey was done by Canada Mortgage and Housing Corp.

Manitoba housing forecast strengthens




WINNIPEG ` Canada`s housing agency has bumped up its housing-starts forecast for Manitoba.




In its third-quarter housing market forecast today, Canada Mortgage and Housing Corp. predicts 5,300 new single- and multi-family starts will be recorded this year in the province.




In its last forecast from May, it was predicting 5,225 combined starts.




Even with the upgrade, this year`s total will still fall well short of 2010`s tally of 5,888 units. For next year, the agency is predicting a modest improvement to 5,400 starts.

CMHC increases estimate of Manitoba housing starts




Manitoba builders will bang out a few more homes this year than was first thought, according to Canada's national housing agency.




In its third-quarter housing market report Wednesday, Canada Mortgage and Housing Corp. forecasts 5,300 single- and multi-family starts this year for Manitoba. In May, it predicted 5,225 starts for the year.




But even with the upgrade, 2011's total will still fall well short of 2010's tally of 5,888 units. For next year, CMHC is predicting a modest improvement to 5,400 starts.




Dianne Himbeault, CMHC's senior local market analyst, said the improvement will be in multi-family starts -- 1,700 instead of 1,525. Most of the increase is in rural centres, she said.

Rent control and its applicability to Saskatchewan





Rent control can be broadly defined as governmental regulations that limit landlords` ability to freely set and increase rents on residential properties. These controls often coincide with a host of other regulations concerning the landlords` responsibilities and the tenants` rights in a rental arrangement. While this paper does not aim to be all-inclusive, it intends to do an analysis of the same rent control problem using different approaches to see if we can arrive at the same conclusion. This paper will address both rent ceilings and second-generation rent control unless otherwise specified.







Recent discussions over rent control have emerged again. Because of research done by Professor Hugh Grant at the University of Winnipeg and by the School of Public Policy (SPP) at the University of Calgary, and because of Saskatchewan NDP desires, there is a growing need to study rent control.
