I have an investment property in USA and I am wondering If ever I am successful in getting another mortgage from US banks for another house, does that will also add to my debt coverage ratios here when I buy in Canada?

Yes any property ( you tell a broker about ) will affect your DCR. Hard to get mortgages as a non-US person. Best to use LOC on house in Canada and buy in cash. Or switch to commercial or multi family where the asset qualifies and not you.
