I was speaking as a market participant & owner for 18+ years in AB. The next 1-2 years will be tough, then likely slow growth like the rest of overtaxed Canada.

Easier if you have nothing invested and looking for opportunity. I think you may wish to wait for the bottom first.

I know the destructive force of socialism from first hand experience in Europe. We will see it in AB now. Most Albertans have no idea about that especially young ones. They will see how tough it is to get a decent job.

1/3 of our equity is in the US. Too little in hindsight. Over half is in AB, far too much in hindsight.

Most acknowledge that the NDP didn't win, they were elected by accident when the PCs were voted out. If the market is poor for many years Albertans will be clamoring for jobs and will revert back to their traditional right wing voting tendencies, and will quickly enact legislation to undo whatever the NDP has done. If the NDP is wise they will make moves on their social platforms and leave the industry and environmental policies alone. I worry less about what the NDP will actually do, than I do about how their party being in power reflects on Alberta in the investment community.

And I bet in 2013/2014 you were happy to have so much in Alberta. In hindsight I should have sold more at the top too. But I sold some. When did I buy those properties? 5 years earlier in 2009...

Negotiation is easiest when everybody needs to sell. The deck is being shuffled so be prepared for everyone to rush to give you a seat. Let the market clear your path. It's your time to shine.

Rickson... you have mellowed ( a little anyway ;) ) since I last traded posts with you. Nice to see you still around. I hope you are well.

Capping oilsands emissions , minimum wage increases, carbon taxes, tax hikes, royalty increases and in 2019 likely heavy union friendly expensive ten year civil servants contracts will leave AB in huge debt and will have a decade long investment black eye. Yes AB will likely recover post NDP but it will take a few years past 2019. Hence not the usual 1-3 year recession !

It's starting to look like it will be 2021-2022 before any meaningful turn around. It follows on what Thomas is saying. However, as always, look for the opportunities that will abound and let's not get caught up in the fear headlines. Take it back to neutral and change tactics in this new normal.
