Investing in New Brunswick. Thoughts?

Hi Everyone! I have heard from various sources that New Brunswick is a good place to invest in for cash flow. However, appreciation isn't great. Any thoughts on this? Newbie here and looking for an affordable market to start out in. Thanks for your feedback!

Yes it’s basically true. Markets with likely high appreciation trade on high multiples of income ie low cap rates and markets wth likely little upside due to lack of immigration or economic upside trade on lower multiples ie higher cap rates.

Keep in mind acquisition search costs ie flying in and out.
