    We've got a great cash flow and cash out opportunity for the right investor.

    We currently own a portfolio of apartment buildings in the Edmonton area that we are seeking JV partners on. The buildings have significant upside potential through re-positioning (currently underway) and due to their location in the City.

    The City of Edmonton and Alberta in general is poised for a recovery starting in 2018/2019. This presents a significant opportunity to purchase undervalued real estate assets, re-position them and benefit from an improving economy.

    Here is the deal summary:
    • 6% cash on cash return (that gets paid regardless of how the properties perform);
    • The investors would also get an equity position in the entire portfolio and therefore benefit from cash flow, mortgage pay down and appreciation;
    • Receive initial investment funds back within 3 years...
    • ...and still maintain their equity position in the portfolio;
    • 30%+ annualized ROI over a 5 year horizon;
    • Investor risk is spread over a portfolio of buildings rather than just one building.
