Multi-family investing in smaller centres



Residential rentals are often a gateway for novice real estate investors - and, for many it becomes a lifetime opportunity. The right property will provide long-term positive cash flow and, often, an exit strategy smoothed by a substantial increase in equity.





In Western Canada the opportunities for individual investors have seldom been better than they are right now, according to those close to the ground. Rental vacancies are low in many promising small centres, the western provinces are attracting a flood of young workers and immigrants and, despite a modest increase this year, mortgage rates remain near historic lows.

CN, feds eyeing oil-by-rail to Prince Rupert in same quantity as Gateway




OTTAWA - CN Rail, at the urging of Chinese-owned Nexen Inc., is considering shipping Alberta bitumen to Prince Rupert, B.C., by rail in quantities matching the controversial Northern Gateway pipeline, documents show.




Internal memos obtained by Greenpeace under the Access to Information Act show the rail carrier raised the proposal last March with Natural Resources Canada.

Whalley has been named one of the top investment neighbourhoods in Canada by a realty firm and mortgage brokers.










On Thursday, Canadian Real Estate Wealth Magazine released its list of the top 100 neighbourhoods for investment in Canada.

Delta's real estate market could be set to boom




Don Campbell sees demand for property rising south of the Fraser River following Premier Christy Clark`s September 20 announcement of a span replacing the George Massey Tunnel.




Campbell is a founding partner of the Real Estate Investment Network, a Langley-based company that provides information to buyers.




`It`s a very good thing for people who want to live in a little bit of a smaller community,` Campbell told the Georgia Straight in a phone interview.

Seaspan awarded $3.3 billion contract to build 10 more cost guard ships




Seaspan will build 10 vessels as part of a new $3.3 billion contract with the Canadian Coast Guard. This is in addition to its previously confirmed $8 billion contract for 7 non-combat vessels for both the Royal Canadian Navy and Coast Guard.




The announcement made earlier this morning came as a surprise to the Vancouver shipbuilding industry and will mean up to 17 vessels, including 7 ships from the first contract confirmed in April, with a combined price tag of $11.3 billion will be built at Seaspan`s Vancouver Shipyards in North Vancouver.

How to be a landlord in Metro Vancouver




Faisal Yonadim doesn't mind sharing his home with strangers - as long they aren't loud, don't party all night and are considerate of his neighbours. And the extra income he banks every month for renting out his two-bedroom basement suite doesn't hurt either.




"It doesn't matter (who they are) as long as they are noiseless," Yonadim said.

BC gets $36B promise for LNG plant from Malaysia's Petronas





NUSA DUA, Indonesia `
Prime Minister Stephen Harper arrived in Bali for an Asia-Pacific leaders' summit Sunday bearing what could be called a $36-billion vote of confidence from Malaysia's state-owned oil and gas company.




Malaysian Prime Minister Mohd Najib sprung the "gargantuan" investment figure during a joint availability with Harper in Putrajaya, saying Malaysia's state-owned oil and gas company Petronas has committed to construction of a liquid natural gas plant in British Columbia and the pipeline to feed it.

Kitimat refinery proposal moving ahead




Newspaper mogul David Black is convinced his proposed refinery near Kitimat will be both an economic and environmental winner, but challenges remain about getting bitumen from Alberta to the north coast.










Black sat down with the Prince George Citizen on Thursday during a visit to Prince George to discuss the progress he's made and what lies ahead for the $25 billion plan to ship oilsands products to the coast, likely by pipeline, to Kitimat to be refined and exported to Asian markets. The newspaper mogul said a lot of progress has been made, from signing a memorandum of understanding with a major Chinese bank to meeting with B.C. First Nations leaders to gauge their support for the idea.

Giants shop Langley




Last month's grand opening of Qualico's Willoughby Town Centre would be big news in any city, but for the Township of Langley it's just another signal the fast-growing suburb is maturing into a major retail destination for the Lower Mainland.




Willoughby has nine distinct phases, the first three comprising retail and office space and 65 residential units either completed or under construction. At build out the centre will boast about 100,000 square feet of retail space and up to 1,200 homes according to Hugh Carter, vice-president of community and commercial development with Qualico.

What's going on in Fort St. John?




Fort St. John is in the top 100 of Canadian communities to invest in, but Dawson Creek has been shut out of the list this year.




It`s a complete reversal from the same survey a year ago, which led a number of real estate brokers to praise Fort St. John`s inclusion, while wondering why both cities weren`t on the list.

METRO VANCOUVER - A $3.3-billion federal contract awarded to Vancouver Shipyards Monday will have as many as 1,000 skilled workers rushing to fill an order for ten new non-combat ships for the Canadian Coast Guard.

Rents in B.C. allowed to go up by 2.2% in 2014




While that figure is relatively low compared to other years, renters are paying hundreds of dollars more per month than they were a decade ago.




Russ Godfrey with the Tenant Resource Advisory Centre says according to his calculations, someone living in the same apartment for the last 11 years could be paying 40 per cent more now than when they moved in.

Northwestern BC jobs picture brightens







NORTHWESTERN BC now has the third lowest jobless rate of any region in the province, behind only the northeast and the Kootenays, indicates data released today by Statistics Canada.












And at 5.5 per cent for September, the northwest's rate is than the provincial average of 6.7 per cent.

Home sales in Vancouver up 64% in last year




VANCOUVER ` Home sales in the Vancouver region were up nearly 64 per cent in September as the market posted big gains compared with a year ago when sales plunged in the wake of changes to mortgage lending rules.




The Real Estate Board of Greater Vancouver said there were 2,483 sales through its Multiple Listing Service in September, up from 1,516 a year ago.

Truckers geared to take advantage IDRIVE




The BC Trucking Association (BCTA) has developed a new skills assessment tool called IDRIVE and is looking for 25 recent immigrants with professional truck-driving experience to participate in a pilot test to be scheduled in November or December 2013.










BCTA is working with BC motor carriers to find ways to address a shortage of professional drivers that could run as high as 33,000 across Canada by 2020, according to a Conference Board of Canada study.

Would you move to Prince George? Media campaign invites new Canadians to take the plunge





A media campaign is urging new Canadians in the Lower Mainland and Vancouver Island to move to Prince George.







The Consider Prince George campaign will use print media, TV ads, Facebook and Twitter to tell the stories of recent immigrants who came to Canada and built a new life in Prince George. The Prince George Chamber of Commerce is launching the campaign on Tuesday as part of a four-part campaign by local agencies to attract skilled workers to the city, chamber CEO Christie Ray said.

Japanese market for BC wood products set to grow





The 2013 Forestry Asia Trade Mission delegates toured the Unsourire Nursing Home on their first day in Japan, finding there is enormous potential for wood products in this market.




The home is a 4,700-square-metre wood building under construction near Tokyo. When completed next year, the nursing home will be the third-largest platform frame building of its kind in Japan. The project is expected to use about 940 cubic metres of dimensional lumber, equivalent to the amount used in 45 single-family homes.
