I recently sold my house which I turned into a legal two unit dwelling in Oshawa. I currently live with my mother rent / mortgage free. I am looking to invest $200k+. Open to different strategies and ideas....

1. Pay some rent so your mom can deduct taxes
2. I'm currently investing in rent own and duplexes in Hamilton. Happy to discuss joint venture
3. Diversify where you can. I'd prioritize TFSA, then some RRSP depending on your income. Don't let the cash sit on the sidelines.

Buy a house in an appreciating part of a city that you like and rent a portion to help with mortgage. Or buy one or two investment properties. Or buy some REITs in a TFSA or RRSP if income is high.

What is the 5, 10 or 20 year goal here ? Living with mom preferred, forever, or temporary ? Income ok from job ? Area of the world where you live permanent or other beautiful parts preferred ? Age ? Married ? Kids ? Life goals, besides money ?
