I have seen a couple ads for Platinum Property Group and am looking for feedback on this copmany or similar investment oppertunities. This company purchases residential buildings and sells the individual units to its investors. The membership fees are $400.00 (lifetime). They assist in property managment, financing, legal etc. They seem very possitive about finding cash flow units throughout Canada for prices of 70,000 - 140,000.

Does anyone have experience with this or similar companies? It seems like a very simple way to invest in RE, too good to be true?

I`m helping someone buy a property with Platinum as we speak.

It looks like a very solid company and with people that can work hard to make it even better. They`re current project is in Hamilton, Ontario.

Currently I dont have any info on the specific project but here is a link to the website which will explain details of how the company works. I am meeting with an "advisor" today to get more details of the project and will post my finding this evening.

I am wondering what the market is like in the Hamilton region. I am not familiar with the econmics of the area so any info would be helpful.

The project can be found at 350 Quigley Road, Hamilton.
3 bedroom units run approximately $115,000 - $125,000.
Rent for the unit estimated to be $850-$900.
Positive cash flow with 25% down.

From what I understand from Carlos (adivisor with PPG) is that the Hamilton project is sold out and closed. There will be a new project coming out in the new year but no details have been released.

The whole concept that this company is based on is very interesting. As I continue the relationship, hopefully ending up in purchasing a unit, i will post the details of my findings.

I actually have three properties purchased through Platinum over the last 22 months. All positive or break even cashflow. Platinum provides good info on target area and help with financing (they do all the footwork), and set up property management & rental pool.

Very happy with their product.

I did not get into Hamilton project as timing was not good for cashflow reasons, and I felt their strata fee was too high, resulting in slight negative cashflow.

That is great to hear, I hope you dont mind if i ask you a few questions.

Do you have any advice or recomondations in dealing with them?
Do you see their projects as the easy way (like mutal funds) out or is it still a profitable investments.
Who did you deal with?
Do you have any insight on the next project (location, cost, timing)?
How much cash flow fo you have?
What percentage did you put down and what was the cost of the units?

I`m in Surrey, BC, so have dealt with a rep here in Vancouver. I found it easy to get into my first few properties, as I didn`t have much time to deal with the paperwork. Platinum did most of it for me, such as mortgage application and legal work. All I had to do was sign papers. I might still be considering getting into real estate if I had not taken the plunge with Platinum. I did not know about REIn at the time.

All my properties are positive cash flow, and of course, my unit in Edmonton has increased greatly. Property managers & rental pool was set up by Platinum. Very hands off investments.

As mentioned, I didn`t get into get into Hamilton, cause it didn`t cash flow the way I like. I do not have any info on next project. This is one thing I would say is a negative. Platinum doesn`t give much advance info or warning on future projects. It basically get in when they call or all units are gone.

All units were 25% down (pretty much have to to make their properties cash flow).

All in all, I have been quite happy with them. If you want name of rep here in BC, let me know.

I needed some info about Platinum. I met with them but needed to find out more about them. From blogs on this site i gather they are good company to deal with. They quoted me 795.00 one time fee. Have you paid this fee? and also do you strongly recommend this company?

They bought our Red Deer 21 suiter in Feb 2007.

They do condo conversions. If you`re OK with an older, renovated condo with a rental pool, why not ? This is how I started (with 20/20, then IPG) 10 years ago with one condo in a rental .. and now, 10 years later, we have over 1000 .. so yes, it is a good way to get started .. but do NOT expect huge cash-flow given the prices in BC, AB or SK these days !!

Hi Firoz,



When I joined it was only $400. I would definitely recommend Platinum. I would probably not have gotten into the real estate game, if it hadn;t been for them. They enabled me to get going with little knowledge or effort on my part. They did all the footwork for financing, legal paperwork, etc. Don't expect much, if any cashflow, but it does get you into a predictable equity building situation.



I know they have started a fund thats investing into real estate which is a little different than the rental units where the investor holds title to the property. I don't know much about this new fund.

Hey Jarrett,
I have lived in Hamilton all my life, I am just now getting into real estate investing having committed the last 2 years on reading and researching the many entry strategies pertain to the investments in real estate.
Hamilton is a great place to invest, constantly growing now more then ever. Hamilton "the Hammer" is known as the steel town "Steel City", some parts are dirty however other parts are beautiful. Many investment properties are located here and many investors outside Hamilton invest here because of our great prices. I`ve live on the mountain of Hamilton border line Stoney Creek (another area worth researching due to large developments business and residential) and the changes happening here are in steady upswing. The latest news I could offer is the opening of the Red Hill Expressway, a small yet very efficient highway. A Highway that has cut through a forest green space but has now created a gateway of convenient access connecting many parts of Hamilton. The Red Hill also connects to the QEW Highway which is HUGE. So ya, Hamilton is great, I love living here and I know I will be able to create an abundance of wealth here. I can`t wait...

Accolade Equities is the BC based sister company of Platinum Equities in Calgary ! They do (or at least used to do) office tower syndications - typically B locations like Belt Line. A common strategy they use (or used to do) is to buy a building at price X .. and then syndicate it a price Y .. not illegal of course .. but also not disclosed. Do your due dilligence on the project. It still may make sense ater they uplift the value going in. Office syndications are more risky than apartment building syndications due to its more cyclical nature. Might still be an OK investment though.

They also had a split / one partner leaving doing projects under the label "Concrete Equities".

This is a DIFFERENT firm than Platinum Properties which does condo conversions !

Like any project or JV you invest in: do the homework on the people who run and the specific project ..

Hello All: if you are interested in a similar company look at www.equitybuildres.ca
They are out of Mississauga, Ontario. It is totally hands-off with Rental and Repair Fund in place. Condo Fees are guarenteed for 3 years. I have purchased a few properties from them. Two were purchased at 30,000 dls below market value. They hold an information meting every month, where they explain their system. Feel free to attend, they will not try to sell you anything.
