using rrsp`s to invest in a golf course

Hey guys



I am trying to find out if it is possible to use RRSP'S to invest in shares in a business instead of a 2nd mortgage any info would help.

you can RRSP $s for private investments only in the following 4 scenarios:



a) bonds that are a subsidiary of a public firm (that is what we use, bonds with a 4.5% coupon in the RRSP and the rest oitside in shares), thus 2 investemnts required, inside and outside the RRSP (or LIRA or TFSA)

b) a syndicated mortgage

c) shares if the trustee accepts it, usually in an active corporation (i.e. construction)

d) trust units which are (like the bonds) issued by a public firm



Therefore the best way for you is probably a syndicated mortgage with X% return. A lawyer would set up this mortgage, each investor gets a share of the mortgage and you get the money. Since it is a mortgage it gets registered on the land, and usually the first mortgage holder has to approve it. I am not aware of any lawyers nor of the security implications here .. but maybe other folks on this forum are more familiar with syndicated mortgages.
