What are you getting for rent in Calgary?

Hi Everyone,

I am curious as to what other members are getting for rents these days in Calgary as oil prices have been putting downward pressures on rents. It could be the rents of your own properties or other people's property that you know the numbers on. I will share 3 properties below to kick it off.

If you would be willing to share please include the following by copy and pasting it into your thread: Feel free to add any extra info as well.

1.) Community
2.) Size of unit/house and type, parking
3.) Number of bedrooms and bathrooms
4.) Current Monthly Rental income
5) Do you cover any utilities
6) Easy to rent or difficult


Property 1:
1.) Community - Southwood
2.) Size of unit or house and type, Parking - 820 sqft condo , 1 stall
3.) Number of bedrooms and bathrooms- 2 beds, 1 bath
4.) Monthly Rental income- $1195 per month
5) Who covers the utilities - tenants
6) Easy to rent or difficult- Fairly Easy at this price but we did drop it from $1400 to secure a good renter.

Property 2:
1.) Community - Evergreen
2.) Size of unit or house and type, Parking - 950 square foot Townhouse bungalow, 1 stall
3.) Number of bedrooms and bathrooms - 2 beds, 1 bath
4.) Current Monthly Rental income - $1300 per month
5) Who pays the utilities - Tenants
6) Easy to rent or difficult - We adopted great tenants at this price and they have stayed with us since 2013

Property 3:
1.) Community - Deer Ridge
2.) Size of unit or house and type, parking - 1175 sqft Bi-level suited house with no garage, separate entrance, C2 zoning but illegal suite
3.) Number of bedrooms and bathrooms - 3 bed, 1 bath suite up / 2 bed 1 bath suite down
4.) Current Monthly Rental income - $1400 up and $1000 Down total $2400 / Month
5) Who pays the utilities - tenants
6) Easy to rent or difficult - This is owned by a friend and he rented it quite easily to my understanding.

We own a 120 unit building in Castleridge, in NE Calgary. We used to get about 1400 for renovated 2BRs of around 880 sq ft and now get about $200 less on a vacancy. 1BRs about $150 lower than those two figures. Vacancies up slightly but not overly.

Hi Craig

My properties in Calgary are located in the communities of Monterey, Coral Springs, Tarawood, and Martindale. Most of the units except condo, tenants pay all utilities. The unit average stats per types are as follows:

Condo: 2br 800sqft 1bath average $1450 util included 1 parking

Main floor: 2br 800sqft 1 bath average $1200. garage parking (possible market rent $1400)

Main floor: 4br 1700sqft 2 bath average $1700 garage parking

Main floor: 3br 1000sqft 2 bath average $1250 street parking (possible market rent $1400)

Basement: 2br 800sqft 1 bath average $995 street parking

We cover utilities but tenants pay electricity

Main floor. Reno'd. 3 beds 1 1/2 baths.
1775. But will likely drop by 100 or so in May when lease is up as current tenant has asked about lower rents and we want to keep them.
Basement 3 bed 1 bath. Reno'd. 1300. Will likely drop by 100 in May as current tenant is moving.

West gate
3 beds one bath main floor. 1700
Studio one bed. No stove. Reno'd. 725.

Rosscarrock
3 beds 1 1/2 bath. Reno'd. Nice. 2100

Rosscarrock
Duplex. 2 beds 1 bath. Dated. 1400
It's about 150 over comps but tenant wants to stay.

Tenant pays 100% of utilities.
Pet friendly for proven, well mannered pets. This adds to the rents we can ask
