Garth Turner is shooting off his mouth again

Why do I have the feeling he`s planning on quietly accumulating properties in Calgary, Toronto, and Montreal? Then once he`s got all he wants we`ll be hearing him tell how these markets are now underpriced and poised to explode higher. In the meantime his doom and gloom is selling his books...

To Sell or Not to Sell

Remember, too, that you`ll have to pay tax on any appreciation in the price of the house since you bought it, as it`s a rental property and not your principal residence. If it hasn`t changed much in price this is not an issue.

Can I claim refinance penalty fee on taxes?

I did a refinance on my properties last year to take advantage of the low rates being offered. Now I`m wondering if I can claim on my taxes the penalty charged to end the old mortgage. Anyone know?

how to get more loan from bank?

I think it also depends on who the mortgage is with. I remember ING allowing me to refinance the mortgage with them. I basically was allowed to make it a 25 year mortgage again. Payments were the same but I was able to pull out some money. I think your best bet would be to get a HELOC...

    In case you haven`t heard

http://v1.theglobeandmail.com/servlet/stor...tory/TPComment/ For those looking for properties, this is bad news. For those holding properties this is good news. All depends on where you stand.

    Roommate with boyfriend

QUOTE (invst4profit @ Nov 18 2009, 11:21 AM) I have on numerous occasions served eviction notices when I become aware an additional unwanted individual has moved into a apartment. Why would I allow a tenant to live in my property that has not passed my screening process. Once in they become a...

    Roommate with boyfriend

QUOTE (ChrisDavies @ Nov 18 2009, 09:20 AM) Stay out of it, spend your time finding your next piece of real estate. Has anyone here had a similar type problem in the past? If so, how did you deal with it? As Chris says, maybe I should just let it be and wait until someone complains...

    Roommate with boyfriend

QUOTE (housedoc @ Nov 18 2009, 07:59 AM) Or they might not mind. Ask them! Is your concern for the 2 other tenants or the `guest` mooching your bedroom? My main concern is that the other good tenants will move out. Another concern is that this guy will eventually give his notice at wherever he...

    Roommate with boyfriend

Hi everyone. I advertised one of my places as separate roommate-type rooms. It`s a 3 BR house and have filled each room separately, and thus they`re all "roommates" as opposed to anyone renting the whole house themselves. Everything was going great. I rented two rooms to older single women...

    Variable Rates going to 2%!

QUOTE (greg12 @ Oct 7 2009, 11:14 AM) Banks discounting their variable rate does not mean your interest rate will go down. They do this to maintain their spread and stay competitive. Hypothetical example: Central bank Prime = 2.25% RBC`s rate = Prime+0.10 = 2.35% RBC changes rate to Prime -...

    Variable Rates going to 2%!

QUOTE (greg12 @ Oct 6 2009, 11:37 AM) Judging by the hike in the Australian prime rate, are the banks here maybe reducing rates in anticipation of central bank rate increase? Why would a bank reduce rates in anticipation of a central bank rate increase? Makes no sense. It would be the...

Line of Credit Letter from TD

From what I understand this is only being done to unsecured lines of credit. Is your LOC secured? If so, this is something new to me. At any rate, I`d take them up on their offer of 2.5% for the next year, then immediately start shopping around for a better deal. Once you find it, sign up...

Have you seen the number of rentals available in Calgary recently?

There are an unbelievable number of rentals available in Calgary right now. Just have a look on kijiji.ca and you`ll see what I mean. And prices are way, way down. This is horrible for someone with a property they`re trying to rent (like me)...

Moose Jaw, yes or no and why?

QUOTE (Bruffell @ Aug 19 2009, 09:18 AM) Hi, I heard Moose Jaw might be a good place to look at investing. I was looking for some feedback as to whether this is true and if so why? What are some neighbourhoods I should be looking at and any developments coming that will add value? Moose Jaw...

What is a Good Mortgage to Rent Ratio in Calgary for Investment Property?

If you can generate a 36% return on you money in the stock market, like you say you can (consistently?), why would you ever bother with the headache of real estate? You`ll be a billionaire within a few years with that kind of return.

Water Bill Doubled Following Neighbor’s Work on His Property

I wonder if it would be possible to somehow add food colouring to your water at the source. This would be an excellent and simple way of knowing if any of your water is ending up at the neighbour`s place.
