Coverage for Superintendent

Hello,

I have some questions about apartment building superintendent or caretaker:
1. Is he or she an employee or contractor?
2. Is extra coverage needed just in case the caretaker is injured when looking after the building?

In recent WCB and CRA audits they have ruled that building caretakers are employees, not contractors. This of course was a disapointment for the caretakers as their take-home pay went down due to taxes being taken off etc.

The issue that you will need to clear up is whether they are employees of your company or the Property Management company. Each PM company looks at this issue differently, so ensure that you have had this discussion with them.
