We have some great opportunities ready for those of you who want to invest in the Edmonton or Grande Prairie market. We are dealing on four properties right now, three in Southwest Edmonton and one in Grande Prairie. Two of the Edmonton properties are apartment condos and one is a carriage home. All are four years or younger. They are in an excellent location, just blocks from the 91 street entrance to the Anthony Henday. They will rent for $1300-$1500.

The Grande Prairie property is a nine-year-old, four-bedroom duplex in a terrific, family-oriented neighbourhood, close to schools. It will rent for between $1600 and $1800. The selling prices of these four homes range from $205,000 to $225,000. Each one of these properties is exceptional and a fantastic buying opportunity.

We are looking for partners to invest between $50,000 and $65,000 to cover the down payment and closing costs. Each partner would apply and qualify for a mortgage and sign a joint venture agreement with us. For your capital investment, you will secure a fifty percent ownership of one of these properties. We recommend that a person utilize HELOC or LOC money if that is available, as the cost of the interest is a small amount to pay to invest in such a property. We can also work with partners who wish to invest half that amount to combine with another partner. In that situation, each would secure a twenty-five percent ownership.

Our plan is to rent these properties and hold them for five years. We will find the renters and manage the properties. We will allow the cash flow to build into a healthy reserve fund to carry us through vacancies or maintenance issues. We will keep all investors informed through quarterly reports.

The outlook for both cities is fantastic and we should see good equity appreciation and excellent cash flow in a five-year period. We are buying at a low time, so once the market returns to higher levels, we will profit from that. In addition, vacancies are very low, especially in Edmonton, so we should benefit from a steady supply of renters. All properties are in good areas, so the tenant profile is excellent and all will be making positive cash flow. The amount will depend on each situation and on the amount of the down payment.
