First mail-out campaign results ...

After sending out the first 107 letters and the letters starting to arrive this Friday, we have since fielded two calls in two days with more expected this week. One of them is definitely of interest - 3 homes selling as a package, all three on large half acre lots. I just did the preliminary work-up and the numbers appear to support development. We'll see if we can move to the negotiation phase.
Take-away lessons - need to be concise and to the point as otherwise tire-kickers can take a lot of your time. Having a dedicated line with a recorded message would probably help by adding one more step - motivated sellers will do the work.
Its also becoming clear that at the same time as setting up a deal funnel, you need to set up the money funnel and be able to tell a great story :)
If you decide to focus on a place rather than a property type, one great side benefit of doing a targeted mail-out campaign is the process of zeroing in on what kind of property or space a particular area or neighbourhood needs, then doing the research to identify the properties,the owners, and the zoning. This starts with a lot of driving around your target niche.
The downside is that it was surprisingly time intensive - about 4 days full-time for my student intern. We are going to try building the mail-out list for a different community doing everything on-line with google earth.
Will report back on how an on-line approach worked.
