Letter to vacate - selling property

We are selling one of our properties and the seller has asked that we give 3 months notice to the basement tenant as he plans to convert the house from an up and down suited to a room rental.



The upstairs tenants have their lease expiring so no big deal but the basement guy is month to month.



Any tips on how to write the letter? I was thinking of keeping it short and to the point.



Possession will be July 2

Please be advised that your tenancy is hereby terminated for XYZ date.



We will contact you one month prior to inspect the property and again on the move out day.



We appreciated having you as a tenant but we have other plans for this house.

There is actually a form from the real estate agent that I typically make the seller give to the tenant. Just use that.

Sorry for slow reply.

The update is my deal fell through and it is going to get new upstairs tenants and the basement guy gets to stay.
