can you define north central hamilton, are you talking about the area between victoria and sherman? perhaps north of main? if this is so, then I agree its very hard to find good tennants to even look at your property in that area. I have a single family home on mary st that looks amazing...

I have seen this many times, its very simple, the studs are cold conduits relative to the insulation or air in the walls. This creates a situiation on the walls where you have colder slower air in front of where the studs are. Any soot or dust in the room tends to stick to that portion...

I used professional property management from dec 08 till march 09 and they did nothing, they posted one ad on kijji and got no renters. They take a day or two to return calls, and I never once got a warm and fuzzy feeling that i was being looked after. I switched to isteria property management...
