    Vendor-take-back Mortgages

Hi Russell, Is this article still available? I have sold a property using an AFS in BC, but my accountant knows nothing about this and the possibility to defer capital gains on the portion financed. I've also tried contacting Murji but he's not interested in a consultancy so I don't know...

Rent to Own - RTO question

Anything is possible, and as you mentioned, people react differently in any given situation. While it is no guarantee, I think that having $40,000 equity in a property is incentive to look after the property. Someone who has that much invested tends to think like a home owner rather than a...

Rent to Own - RTO question

Very good question and always a possibility! Also a good reason to require a 5% Option Deposit from your LTO (RTO) tenant up front. That will certainly leave you in a better situation than if your conventional renter walks away from a one month security deposit and $80,000 worth of damage! :)

    Mortgage question

QUOTE (ThomasBeyer @ Jul 9 2010, 09:10 AM) true .. but a LOC is more flexible, i.e. you can go up or down with your payments. With a mortgage you must pay a certain minimum amount. There are LOC at prime available .. and soon: prime - x again due to rising prime. But yes, LOC is always...

Hi Hassan, It is what I learned at an ACRE weekend 3 or 4 years ago that has enabled me to qualify for 12- 14 mortgages since then! Lots of excellent info to be had. It depends on you what you do with it. See you there! Rob

    Market correction of 20%

I may be wrong (it has been known to happen before) but he has a few "facts" wrong. He states "As of Monday, the federal government has firmed up mortgage regulations, including clamping down on 40-year amortizations,". The 40 yr amort was done away with a while back not April 19 as he states.

Mortgage Application - Proof of Down Payment - LOC VS. Regular Bank Account

QUOTE (investmart @ Apr 19 2010, 03:08 PM) The comments above from Rob and Mike contradict what was previously mentioned by Thomas, Oleg and others that you have to follow the rules and indeed banks want to see the fund in ANOTHER regular account, NOT LOC. I`m sure others are also curious to...

Mortgage Application - Proof of Down Payment - LOC VS. Regular Bank Account

QUOTE (Sherilynn @ Apr 12 2010, 07:40 AM) Reasonably accessible money in RRSP`s is also proof of downpayment. We have used our RRSP mutual funds as proof of downpayment several times and have never cashed in any of them. The bank (or broker) just needs copies of current statements to proove...
