what is a lowball offer in present market?

QUOTE (spark1 @ Jan 18 2009, 08:10 PM) Hi all, I am a beginner and seek advice of experienced RE investors. What do you mean by "lowball offer" in the present market. Particularly I am interested in Toronto. Let`s say I see a semi in North York for 420k, what would be a low ball. 10% off, 20%...

    Legality of 4-plexes in Edmonton

When checking the Zoning, do not rely on Standard Tax search, get an actual person on the phone and ask. Many times changes to areas are made and for reasons unknown they do not show up on the web site for the city, worse yet even when a Realtor searches thru their access site. I have...

Criminal and Credit check on JV partner

Send him/her to any local police station and have them fill in a form to submit and when their clearance or non clearance comes back request it. The cost is low and well worth it even if u have to pay for it. A up and above JV partner should not have any resistance to this

    Title search types and risks

A unusual thing to say. The registry offices are competetive and charge between $5-$7 for a Title to a Real Estate. There is a Historical Title also. The cost of a Real Estate transaction is hardly measured in the price you pay for a Land Title, how much can u save, a buck or two and the...

    Income verification of self-employed applicants

Hi Don and Julie. I live on cash too...I do not use that as an excuse to defend or alianate a potential business transaction, because that may all it is, an excuse. Even if they do not use a banking institution they may use a Payday loan company and have some sort of records as to income...

    Buying a Foreclosure in Alberta

In my expierence today or yesteryear, not worth while. It has nothing to do with the banks trying to recover their loss in the respect to pricing. Actually with maybe the odd exception the lenders do not recover their loss at all. They run a deficit on this. I have had the N.A.H.A. Housing...

    Suite mix

The people you have heard from are absolutely right. Resale is more difficult and narrows down the amount of potential tenants who will be applying. Buying a property will 2 bedrooms is in all ways more efficient and I would include the Cash Flow potential in this also.. regards Dennis Epp

Is it possible tenant leases do not exist?

Very possible, and quite likely. But do have something signed absolving you of any tenant denying this. As a conditon of the purchase due diligence have written verification of security deposit/accured interst, current copy of any lease. I will/can effect your financing capability. Remember...
