I had only worked at this job for one day, but knew there had to be a better way to make money. My sister Lee had an appointment to view two condos that very same day and since I had no longer had a job, I decided to go along. In retrospect it was the best decision I made.
Someone once wrote that it was buying filthy stinking properties that were making him filthy stinking rich. With this in mind, I noted that the second condo we viewed that day certainly had great potential! The place was occupied by a very young couple sharing the space with several cats. The litter box was so full that the poor cats had to use the floor to do their business. The young fellow living there didn’t mention that his girlfriend was still sleeping, and when we walked in the bedroom it took us a while to notice her in the bed because of all the clothing and mess scattered everywhere. The smell and the chaos was enough to make us want to turn around and walk out.
Lee decided to buy the first condo we viewed, and I put in an offer on the second. My offer was accepted and I got ready to work! I had enough money in a line of credit for a small down payment and I was pretty sure I’d be able to manage the clean-up and renovations. It took about three months and $10,000 to net a profit of nearly $30,000. Lee bought the condo when the renovations were finished. Now it puts money in her pocket every month.
That was just the start. Since then I’ve bought two more townhouses and a house with a basement suite in Fort St. John, plus another house with a suite and several condos in the Vernon area. I have a great income from renting out my rental properties. At the moment, I'm working part time at a job that I love. I spend my considerable spare time with my husband and my hobbies: scrapbooking and card-making, enjoying the beautiful beaches in Vernon, and tackling home improvement projects.
I’m convinced that real estate investing is the best job in the world! I love knowing that I’m making money even when I’m asleep. I love that I can see what I’ve bought, unlike stocks or bonds (is that why they call it ‘real’ estate?) and I can figure out ways to make my investment dollars work even harder for me. I love the freedom of managing my own money, and I love the choices that a career in real estate investing brings.0
