We have purchased over 20 rental properties with 50+ doors. Three have been flips, the majority we still hold. We have property in Fort McMurray, Millwoods in Edmonton, Red Deer, Innisfail and Calgary.
We have held commercial property, multi family properties, houses, houses with suites, townhouses and properties with separate rent for the garage.
With the exception of the commercial properties we have generally found that managing things ourselves has had the best result.
Half our portfolio is owned personally and half is with joint venture partners who put up the downpayment for 50% of the ownership.
The last 8 properties we purchased were townhouses and these were bought at the height of the market. Our plan is to sell these when the market gets back near those prices and putting the multi-family units under management to make our investment more passive.
It has been a lot of work and there are many things we would do differently if we had the opportunity.
