Anyone have a referral to a competent property manager in Hamilton to manage single family homes?

What is a reasonable PM fees for managing single family homes in good areas i.e. on the mountain?

Is it wise to have an out of town property manager. I have an excellent property manager for my properties in KWC who says she is capable of managing my properties in Hamilton but I am hesitant to give her the business because of the distance, lack of local knowledge/connections, etc.

Best to use a local property manager. If yours has good connections in the area then it would also work. Best to do your due diligence.

Is this simply a list of all the contacts you have received for Hamilton?
Or you only mentioned companies you know with positive recommendations from investors?

Someone was asking if we were in Hamilton now.

If you want negative cash flow and pay out of pocket on repairs and maintenance, etc., be warned!!!. Be alert on 'fabricated' charges to REIN clients. Interview and learn expensive lessons from other REIN members/clients who actually use PM services......

One call PM and R and B properties are run by long term REIN members that I have heard only good things about.

My suggestion for first three month do not use any property manager at all. I owned about 20 units in Hamilton in past and this is with my experience. No body can manage your property like yourself. After 3 months use managers as is where is basis. Experience this process and then decide.

A residential property manager charges anywhere from 8% to 12% of the monthly rental rate. It depends on the location and condition of the property, and most importantly, what services you учзусе for that fee.
