    Thunder Bay

I have rental units in Thunder Bay and I'm looking for more. there has been very little supply in the last year or two. I just picked up a real estate magazine that was saying T.Bay is the place to invest. I think this means that it's time to sell in Thunder Bay. ??? Prices are up and cmhc...

    Gas utility Easement

well, he did ofter me some hats.... and some gravel to level some of it out. He said no free gas though, which would certainly convince me. ...I don`t really value hats, but I don`t want to be a dick if it`s not big deal. I don`t think there`s room there to build a garage anyway, but it`s worth...

    Gas utility Easement

So, the building behind mine is being demolished and the gas company is requesting an easement from me to branch off of my gas meter in order to supply gas to a neighbouring property. They will be digging a trench in my gravel driveway and filling it in of course. Apparently, the other options...

    Absolutly INSANE hydro bill

QUOTE (willy @ Jul 21 2010, 09:48 PM) So, I'm thinking that if that house has the old style hydro meter with the wheel that turns, it's spinning pretty good. What I'd do, some afternoon when I've got some time, is go to the breaker box, turn off a breaker, check the wheel to see if it's slowed...

    duplex heating options?

well, due to the current damage it will have all new windows and be insulated throughout. I do like boiler heat, but would have to include the heat in the rent if I went with this option. I was expecting to do this though, and do so in my other multi-family. But I do see the benefits of having...

QUOTE (ThomasBeyer @ Jul 19 2010, 08:19 PM) of course new is always an improvement, thus nothing should be an expense then !!) Yeah, That`s what CRA may want you to think. Unfortunately, everything in the tax code is confusing, open to interpretation, or thicker then my phone book (not to...

    Evaluating Renovations

It sounds like you just bought this place and are fixing it up before renting. If this is the case, it is my understanding that all repairs "in order to get the place ready for rent" would be considered capital costs to CRA. If you had previous tenants and need to do some repairs to get it back...

    duplex heating options?

Yes I have redone the electrical and installed two, 100 amp panels. Electric on top, really? That would be a lot cheaper initially, but isn`t it expensive to operate? I know I wouldn`t want to rent an apt. with electric heat that I paid for. ...Or maybe I`m wrong and modern day baseboard heater...

    duplex heating options?

So I`m rebuilding a duplex (gutted due to fire) and found out that I can`t have one forced air furnace (air can`t travel between units). A boiler would be fine, but I`m also thinking of possibly doing two forced air furnaces. This way i can install two gas meters and put that in the tenants...
