Current 5 year closed is around 4.2%. Anyone see better?

4.18% now from Mortgage Alliance Network.
They had 3.64% just a few weeks ago.

I understand the sentiment amongst landlords that there will be more tenants if they cannot afford to buy but is it not a concern that there will also be more real estate hitting the rental markets as sellers are not happy with selling prices or even in a position where they cannot sell so they therefore turn around and become competing landlords instead. At least this was my experience in the past as a realtor/landlord. More tenants but also a lot of empty rentals also. The overbuilt situation becomes apparent when the music stops..
