Canadian looking for reputable provider of US Sunbelt Multifamily Investments

Looking to find investment companies with multifamily properties in Texas, Georgia, etc,. that offer "Canadian" investments to Canadians so one doesn't have to file a US tax return.

I am familiar with Western Wealth Capital - are there others that Canadians might consider for US Sunbelt multifamily investments?

Why not buy a REIT ?

There are dozens of Canadian or 100+ US based REITs !

We used to offer it (a very large 300+ unit asset in Dallas, TX) via a Canadian LP that then bought shares in a US C Corp that owned the US asset and I am considering it again but have nothing in the pipeline right now. That structure eliminates the US filing requirements for Canadian investors as the US firm files with the IRS and then pays dividends to Canadians but you get less money as the US taxes the corp not the individual.

WW uses a Canadian LP that buys US LP units, which is better cash wise and possibly better tax wise but indeed requires an individual IRS filing.


Alternatively you can open a US C Corp cheaply and invest via the US firm. The US firm then files US taxes with ITS but not you, but due to complexity and annual cost a minimum of $100,000, better $250,000 is suggested. WW offers solid returns. It’s worth the IRS pain and they offer that as a service too for a small fee.
