Wholesaling. Contracts

I am just starting out in real estate, I never bought a property yet. I am wondering which contracts you use for your purchases, if you do not deal with realtors. Specifically, I’m interested in wholesaling deals, so the feedback on wholesaling contracts would be the best.

My lawyer sent me the general copy of purchase and sale which realtors use. I wonder if anyone uses it for wholesaling deals without realtors? I think it has too much stuff in it to be honest, but I haven’t done a single deal, so I might be wrong. Please comment.

I think you use the standard type of contract that your lawyer sent you. If you are wholesaling you can modify the contract or add schedules to achieve what you want. Wholesaling is a more senior strategy. It involves an intimate knowledge of buying, selling, financing, timing, psychology... I don`t recommend it until you have some real estate experience.
