    Here we go again......

As many others commented, it usually doesn't get better when tenants are consistently and constantly late. You really have to take action and understand that you are better off either asking the tenant to leave or going through the eviction process and finding tenants who are less problematic...

    Lease for Shared Accomoodations/rooming Calgary

QUOTE (DaveRhydderch @ Jul 14 2010, 09:30 AM) I did this in the past and used the same standard lease (as in the REIN documents) and made any changes as needed - i.e "house rules". In this case, you are operating under the inn keepers and not the residential tenancy act and do have more rights...

QUOTE (retiredby50 @ Mar 9 2010, 07:56 AM) My brother and I found an interesting situation in the Calgary area lately regarding foreclosures. It`s not so much that the banks won`t take below asking, it`s that they don`t have to. We`re interested in handyman specials and have gone after three...

Are There Really Good Deals in Foreclosures in Canada?

QUOTE (UTCVenturesLtd @ Jan 3 2010, 01:00 AM) I seem to be getting in on the foreclosure track although i think that the banks really want close to the market value so there would be not much of spread for an investor to jump in on them to buy and flip. The preforeclosures on the other hand...

    Landlord Judgment Proving Your Tenant

QUOTE (Dan_Eisenhauer @ Jan 5 2010, 11:06 PM) When taking an application from a prospective tenant, get a SIN, date of birth, and vehicle license numbers. This information will make it much easier to obtain, and ultimately, collect on a judgment. The tenant has the right to not give you a SIN...

Would Christmas change your plans to evict a non-paying tenant?

QUOTE (invst4profit @ Dec 10 2009, 06:40 AM) Normally I would say evict ASAP. I would use Christmas as leverage. Bottom line in this case is what is your true intention. Do you want to force your tenant to pay or are you intent on evicting. If you evict will your unit be vacant through January...

You can also use your TFSA to invest in Mortgage Investment Corporations (MIC), land banking projects and land development projects. As far as into a single rental property basically no. Automatic Door Locks

QUOTE (seanverret @ Jan 14 2009, 11:18 AM) Then in future I can simply bring him one of my A, B, C, or D keys and get extra locks made etc. Am I assuming correctly? The lock man should be able to give you a set of codes for other locksmiths to recreate the locks in the system for you. The only...

    Mass Foreclosures in Canada`s Future

I`m a little confused by the subject of this discussion. I have read the article Jack linked to several times and it doesn`t mention Mass Foreclosures anywhere. It actually says "the "most likely outcome" is for markets and credit conditions in Canada to gradually improve as extraordinary...
