Like Toronto and Vancouver, Victoria just went through a 2 year growth-spurt. Do we have evidence of a major downturn or more for a leveling off the next couple years? I'm curious because I just bought a half duplex and suite. No plans to sell for a few decades though.

It's doable for the average middle-class, but also very risky. No matter how detailed the research, there's too much that can go wrong, and without a big cash back up, that could just take too long to recover from. It's worth investigating further, but not with much enthusiasm.

But I digress, Truth be told, that list shut me down pretty quick. It's what I love about this forum -- it can save a huge amount of time in research. Not to say an apartment building couldn't work without deep pockets, but it just isn't advisable. Too much to go wrong.

I dunno. I just bought in Victoria in a very hot market and positive cash flow over $1000/month right away with 20% down. It can be done.

I know. I'm really not a fan of the strategy or the mindset. But even 3-5 years of appreciation can be hard to predict, as we have seen with Alberta lately. And at a certain point, you've got to convert good appreciation to cashflow, right?
